1. This parcel was originally platted as Phase III of Spruce Creek Townhouses,
according to a piat recorded May 27, 1982 in Book 341 at Page 007 of the
Eagle County Records.
2. An underground electrical easement recorded in Book 290 at Page 651 of the
Eagle County Records, has not been used for the purpose intended.
3. Bearings are based on N. 01'26'36" E., for the west line of Section 12,
T.5 S., R.81 W., 6th P.M., between found monuments described on the plat
and denoted by *.
4. Date of Survey. Oct. 1991, Moy and June 1992.
