In answer to your letter of March 3, 1978, the subiect lot.cannot be
subdivided inlo two lots and rezoned to Single Family Residential as
the zoning ordinance requires that each lot be a minimum of 17'500 sq-
ft..of bui'ldable area. In check'ing the topographic mapn the site meets
the square footage requirement' but does appear to have some area over
40% slope, which is not considered buildable.
There are two ways to divide the existing structure into two interests;
one is to condominiumize the two units and the second way is to have a
townhouse map prepared. If you choose either of the two ways' the first
method requiiei that the entire lot be owned in comnon; the townhouse
approach allows each unit to own the land directly under the unit and the
balance of the lot in cormon. Neither requires approval of the Town of Vail. If you have further questions, please feel free to contact this
