(WJE) for the fumishing of all labor, materials, transportation and services required to perform the structural repairs and plaza rehabilitation work at the Lodge at Lionshead III Condominiums, 380 East Lionshead Circle, Vail, Colorado, including all work related thereto. All bids shall be on a Lump Sum and Unit Price basis, as noted. Each bid shall be in accord with documents prepared by WJE, 10881 West Asbury Avenue, Suite I10, Lakewood, Colorado 80227, phone: (720) 962-8688, fax (720) 962-8488. Bids shall be filed with Wiss, Janney, Elstner Associates, Inc. (WJE), 10881 West Asbury Avenue, Suite 110, Lakewood, Colorado 8O227, on or before 200 p.m. (local time), Monday, August 18, 2003. Remove existing brick pavers, wood-framed fences, sod, sections of concrete topping, sand and peagavel mix setting bed and properly store or dispose of materials. 2. Remove and dispose of existing built-up asphaltic waterproofing membrane and flashings from top surface of structural deck and wood-framed walls. 3. Inspect and repair existing buried electrical supply lines. 4. Remove and dispose of existing damaged wall and floor framing, including drywail, stucco, interior finishes, concrete, batt insulation, and electrical. 5. Install new wood framing and Frnishes for unit walls and floors. 6. Install new two-level drain and associated piping. '1 . Install new concrete curb along south edge of existing carport, east and west perimeter, and along north perimeter. 8. Install new waterproofing, protection board and drainage medium on top surface of sauctural deck, and perimeter walls. 9. Re: Drawings and specifications. 1.03 DOCUMENTS: Each invited contractor may obtain one set of the Drawings and Project Manual from the Architect without charge. 1.04 EXAMINATION OF DOCLTV{ENTS AND SITE: Bidders shall carefully examine the Drawings, Specifications, and other Contract Documents and shall satisff themselves as to their sufficiency and shall not at any time after the submission of the bid, dispute or plead misunderstanding in regard to the location, extent, nature and amount of work to be performed. Bidders will be presumed to have visited and inspected the site and to have familiarized themselves with the existing conditions, and the submitting of a bid will be considered as acknowledgrnent on the part of the bidder of familiarity with conditions at the site. 1.05 RESOLUTION OF DISCREPANCIES AND AMBIGUITIES: Should a bidder find discrepancies in, or omissions from the Drawings or other Contract Documents, or should he be in doubt as to their meaning, he shall at once notiry the Architect, and should it be found necessary, a written addendum or clarification will be sent to all bidders. All items shall be filled out; numbers shall be stated both in writing and in figures, signatures of all persons signing shall be in longhand; completed forms shall be without interlineations, alterations or erasures. B. Bids shall not contain any recapitr-rlation ofthe work to be done; alternative proposals will not be considered unless called for; no oral, telegraphic or telephonic proposals or modifications will be considered. C. Bids shall be submitted as set forth in the Invitation to Bid and shall be sealed in an opaque envelope bearing the title of the project and the name ofthe bidder. l.Oi LIST OF SUBCONTRACTORS: Each bidder shall submit, along with his bid, the name and the location of the mill, shop or office of each subcontactor who will perform work or labor or render service to the Confiactor in or about the construction ofthe work. Substitute any person as subcontractor in place ofthe subcontractor designated in the original bid, or B. Permit any subcontract to be assigned or transferred or allow it to be performed by anyone other than the original subcontractor, or C. Sublet or subconfiact any portion of the work as to which his original bid did not designate a subcontractor. 1.08 MODIFICATION AND WITHDRAWAL OF BID: Bids may not be modified after submittal. Bid may be withdrawn by the bidder at any time prior to the time fixed for opening of bids. Shop Drawings, Submittals, Product Data and Samples: Section 01300 Submittals TESTING - GENERAL A. The term "testing" as used herein is defined as testing and/or inspection. B. The Contractor shall provide such equipment and facilities as the Testing Agency may require for conducting field tests and for collecting and forwarding samples. The Contractor shall not use any materials or equipment represented by samples until tests, if required, have been made and the materials or equipment found to be acceptable. Any product which becomes unfit for use after acceptance shall not be incorporated into the work. C. All materials or equipment proposed to be used may be tested at any time during their preparation or use. The Contractor shall furnish the required samples without charge and shall coordinate testing with the Architect, Engineer and Testing Agency to allow sufficient time for testing before placing orders or starting work. Products may be tested either prior to shipment or after being received at the job site. Tests shall be made by an accredited testing agency with a minimum of five years experience in the specific type of testing to be performed. Except as otherwise provided, sampling and testing of all materials the laboratory methods and testing equipment shall be in accordance with the latest standards and tentative methods of the American Society for Testing Materials (ASTM). Where additional or specific information conceming testing methods, samples sizes, etc., is required, such information is included under this section of the Specifications. I.O4 TESTING REQUIRED OF CONTRACTORS The following testing shall be performed at the expense of the Contractor installing the material being tested: A. Material or Method Substitution: Any tess of basic material, fabrication equipment or method offered as a substitute for specified items or methods on which a test may be required in order to prove its compliance with the specifications. B. Corrective measures resulting from any test that fails shall be paid for by the installing contractor and shall be subject to the following conditions: l. Proof of noncompliance will make the installing contractor liable for any corrective action which the responsible consultant feels is prudent, including complete removal and replacement of defective material. 4. Nothing contained herein is intended to imply that the installing contractor does not have the right to have tests performed on any material at any time for his own information and job control so long as the Owner does not assume responsibility for costs or for giving them consideration when appraising qualiry of materials. Contractor's quality control system is the means by which he assures himself that his construction complies with the requirements of the Contract Documents. Controls shall be adequate to cover all construction ooerations. B. Pre-Construction Conference: l.Contractor shall schedule and conduct a pre-consFuction conference to review the detailed quality control and construction requirements for each of the materials and/or systems listed below, not less than l0 working days prior to commencement of the applicable portion of the work: a. These records shall include evidence that the required inspections or tests have been performed (including rype and number of inspections or tests, nature of defects, causes for rejection, etc.), proposed or directed remedial action, and conective action taken. Contractor shall document inspections and tests as required bv each section of the Specifications. MANUFACTURER'S FIELD SERVICES When specified in respective Specification sections, Contractor shall require supplier or manufacturer to provide qualified personnel to observe field conditions, conditions of surfaces and installation, quality of workmanship, testing, and to make appropriate recommendations. Manufacturer's representative shall submit written report to the Engineer listing observations and recommendations. I.O8 INDEPENDENT TESTING ACENCY SERVICES General: The Owner will employ and pay for the services of an independent testing Agency to perform the following inspections, tests and other services. Services shall be performed in accordance with requiremens of goveming authorities and with specified standards. 3. Contractor shall cooperate with Testing Agency personnel and shall furnish tools, samples of materials, design mixes, equipment, and assistance as requested. Contractor shall provide and maintain, for the sole use of the Testing Agency, adequate facilities for the safe storage and proper curing oi concrete test cylinders on the project site for the fust 24 hours after casting as required by ASTM C3l, Method of Making and Curing Concrete Test Specimens in the Field. Contractor shall build and store masonry test prisms in a manner acceptable to the Testing Agency. Prisms to be tested shall remain at the job site until moved by Testing Agency personnel. Contractor shall notif testing Agency at least l0 working days in advance of any qualification testing for welding required herein. Conhactor shall noti$ Testing Agency at least 24 hours prior to expected tirne for operations requiring testing or inspection services. Contractor shall make iurangements with the Testing Agency and pay for additional samples and tests made for the Contractor's convenience or for retesting of failed samples. Retention ofan independent Testing Agency by the Owner shall in no way relieve the Contractor of responsibility for performing all work in accordance with contract requirements. The Testing Agency inspector shall familiarize himself with all applicable portions of the Contract Documents pertaining to his area of investigation prior to performing his services. Documentation ofsuch training and experience shall be submitted to the Owner, and Stnrctural Engineer upon request. Concrete Work: l.Concrete inspection and testing will be made in accordance with building code requirements, and Contract Documents, and will include the following: a. Testing concrete for strength, slump, air content, temperature, and unit weight. b. Making and testing concrete cylinders, including fumishing cylinder containers for specimens. c. Inspection at the batching plant. d. Transporting and storing of all specimens involves in testing and inspection. Test cylinders are to be transported to laboratory not later than 24 hours after casting, nor earlier than l6 hours after casting. e. Inspection of mixing and placing of concrete at the site, including recording of: amount and location of concrctc placement, truck number and amount of water added to each load of concrete tested, time of transit, time mixed on job, time placement was completed, method of placing concrete, and any other pertinent information. Test Specimens: a. The Testing Laboratory will take specimens of each class of concrete from different locations on the job as follows: At least one set of four cylinders for each 50 cubic yards or fraction thereof of caisson concrete, but not less than one set for each caisson requiring one or more truck loads ofconcrete or one set for each truck load when more than one caisson is cast from the same load. At least one set of four cylinders for each 50 cubic yards or fraction thereof of all concrete having a specified 28-day strength greater than 5000 psi, but not less than one set for any one day's operations. At least one set of four cylinders for each 100 cubic yards or fraction thereof of all remaining concrete, but not less than one set for any one day's operations. b. For concrete placed by pumping, test specimens and concrete used for determination of slump, air content, and weight are to be taken at the point of placement of concrete into t}te forms. c. Making, curing and subsequent handling of test cylinders, except as modified herein, shall be in accordance with ASTM C3l. Testing shall be in accordance with ASTM C39. e. The cylinders shall be placed in laboratory storage under moist curing conditions at approximately 70 degrees F. within 24 hours after motding, and maintained therein until tested. Tests will be as follows: One cylinder shall be tested at 7 days for information. Two cylinders shall be tested at 28 days for acceptance. The acceptance test results shall be the average strength of these two cylinders. One cylinder shall be tested at 56 days for information. Test Reports: Reports of cylinder tests shall be submitted as specified herein within five days of laboratory testing. Test reports shall, at a minimum, include: a. hoject data including project name and address, concrete supplier, supplier's delivery ticket number and mix identification number, Testing Agency's test or cylinder identification number, and location ofpour. b. Results of field testing at time of sampling including date and time of sampling, amount of water added at site prior to sampling, ambient air temperature and concrete temperature, concrete slump and air content, and concrete wet unit weight. c. Results of laboratory testing including date test specimens were transported to laboratory, date and age of concrete at time of testing, compressive strength of each cylinder tested, average compressive strength of tested cylinders, and specified design strength of concrete represented by the test. Additional Testing: Contractor shall bear the cost of, testing and inspection resulting as a consequence of the following: a. Work not in compliance with the Contract Documents. b. Testing requested by the Contractor or Subcontractor such as additional cylinders for early breaks, etc. c. Testing to veri$ the adequacy of work done without prior notice, without proper supervision, or contrary to standard construction practice. Confactor shall veri$ characteristics of power available. Where power is not currently available or where power of different voltage, phase or current is required, Contractor shall be fully responsible for providing such service and shall pay all costs required therefore. TEMPORARY FIRE PROTECTION: Portable equipment, extinguishers and general fire protection required by the Contactor shall be furnished by the Confactor. Contractor shall comply with the job-site fue regulations that are issued by the hre protection agency having jurisdiction. Contractor may be subject to periodic fire protection inspections and any deficiency or unsafe condition shall be corrected by the Confactor to the satisfaction of the Owner. TEMPORARY TELEPHONE SERVICE: The Contractor shall provide, maintain, and pay all costs associated with telephone service. Cellular telephones are an acceptable alternative. SANITARY FACILITIES: The Conffactor shall provide, pay for, install and maintain for the duration of the work, necessary toilet and sanitary facilities for workers. Such facilities shall be kept in a clean and sanitary condition and shall conform to applicable codes and regulations goveming such facilities. Sanitary facilities inside the building shall not be used by the Contractor. REMOVAL OF EXISTING MATERIALS: In the removal of existing materials, the Contractor shall furnish all covers and other means necessary to protect the building from damage from inclement weather. PROJECT SIGNS: Project and Contractor signs are not permitted unless approved by Owner. SAFETY AND SECURITY: Precaution shall be exercised at all times for the protection of persons (including employees) and property. The safety provisions of applicable laws, building and construction codes shall be observed. Machinery, equipment, and all hazards shall be guarded or eliminated in accord with recommended safety provisions established by the Associated Ceneral Contractors of America, to the extent that such provisions are not in contravention ofapplicable law. The Contractor shall protect hazards with adequately constructed guard rails and/or banicades and shall provide lanterns, waming lights, and the like, as necessary. The Contractor shall eliminate attractive nuisances from the work and from the site. To this end, he shall so dispose, store, guard, and protect the premises and all work, materials, equipment and both permanent and temporary construction as to preclude the unauthorized use thereof by children or others and particularly to eliminate possible consequent injury to unauthorized persons. The Owner or Engineer will not be responsible, under any circumstances, for consffuction means, methods, techniques, sequences or procedures, or for safery precautions and programs in connection with the work, nor shall the Owner or Architect be responsible for Conhactor's failure to employ proper safery procedures. SCAFFOLDING AND HOISTS: Contractor shall furnish, maintain, and be responsible for hoists, staging, rigging, scaffolding, and runways required in the prosecution of the Work under this Contract. Such temporary work shall be erected, equipped and maintained in accord with statutes, laws, ordinances, rules or regulations ofthe State or other authorities and insurance companies having jurisdiction. ACCESS AND CONTRACTOR USE OF PREMISES: Contractor shall have access to the site wherever specified work is in preparation or progress, unless conditions beyond the Owner's reasonable control prevent such access. Paragraph I .02 resarding submittal of plan and schedule for phasins. and advance notification requirements for closure or restrictions. The Contractor is responsible for providing barricades, signage, flagmen, platforms, screening or netting, etc. that may be required to provide continuous use of the property where construction activities is not occurring. The burden of safety shall be borne by the Contractor. 1.10 MAINTENANCE OF EXITWAYS: Contractor shall provide safe accesVegress to/from the buildings and garages at all times. Maintain all exiways clear and free of debris, obstmctions, or ripping hazards at all times. 1. I I CONSTRUCTION DUST AND NOISE: Contractor shall note that the building will remain in continuous operation and use during the entire construction period. He shall take all reasonable precautions to eliminate dust and unsightly conditions, to minimize noise related to construction operations, and to minimize disruption and inconvenience to users of the building. l.l2 PROTECTION OF PLANTING: Trees and other planting within project area that are designated to remain shall be protected from damage due to construction operations. Damaged items shall be restored or replaced to the Owner's satisfaction. l.l3 MATERIAL STORAGE: Contractor shall store materials in a defined. secured area on site. Storase area shall be coordinated with the Property Manager. 1.14 EXISTING DRAINAGE AND UTILITY LINES: The Contactor shall maintain in operation, at his expense, for the duration of Conffact, all drainage and utility lines within working areas. All connections to or modifications of utility lines shall be made and maintained in such manner as to not interfere with the continuing use of same by the Owner or others during the entire progress of the Work. Contractor shall veriff that all drains in or adjacent to work areas are open and flowing freely prior to the start of the work (including stocking the job). All waste materials and debris shall be legally and safely disposed of offthe Owner's property. 1.02 CLEANING MATERIALS: The Contractor shall be fully responsible for any damage to any surface or substrate caused by the improper use of cleaning techniques or materials. I.O3 EXECUTION: A. Final Cleaning: At completion of the Work, and prior thereto if so required by jobsite conditions, remove from the premises, tools, appliances, surplus materials, debris, and temporary construction. Remove marks, stains and soil from building surfaces when such have resulted from work under this Contract. B. If the Contractor, upon request by the Owner, does not attend to cleaning with reasonable promptness, the Owner may cause such cleaning to be done by others and charge the cost of same to the Contractor or deduct the said cost from payments still due the Contractor under the Contract. Make good all damage to the building or site, which is the result of the condition needing said repairs and changes. 3. Make good any Work disturbed or new work created in fulfilling any such warranty. B. If repairs are required in connection with warranted Work within warranty period and notice thereof is given within such period, the warranty shall continue as to Work requiring repair until the repairs required are completed, and the termination of the waranty period shall not apply thereto. C. Corrections of defects, imperfections, and faults shall not relieve the Contractor from his responsibiliry for additional corrective work during the remaining time period of the warranty. D. No provision in the Contract Documents nor any special or general warranty shall be held to limit, as to time or scope of liabiliry, the Contractor's liability for defects, or the liability of his sureties, to less than the legal limit of liability under laws having jurisdiction. E. The Contractor will not be held responsible for defects due to misuse, negligence, willful damage, improper maintenance, or accident caused by others. F. The contractor shall not install the inigation system when it is obvious in the field that obstructions, grade differences or discrepancies in dimensions exist that might not have been considered in engineering. Such obstruction or differences shall be brought to the attention of the Owner's Representative. In the event this notification is not performed, the contractor shall assume full responsibility for any revision necessary. SUBMITTALS All submittals required under this section will be submitted to the Engineer. A. Minimize the use of plastic threaded fittings within the system. F. Tape all open ends of pipe during installation to prevent entry ofany foreign mafter. G. Sprinkler heads shall be located such that they do not exceed the maximum or minimum spacing required by manufacturer. 3.07 VALVE BOXES A. Provide at locations as required by the installation, coordinate with the Owner's Representative. B. Brand identification number on each remote control valve box in 1-ll2" to 2" hish letters and numbers. C. Install valve boxes so that they are parallel to one another and parallel or perpendicular to pavements or other edges. D. JOB CONDITIONS Environmental Requirements: 1. Cold Weather Placement: When depositing concrete after the hrst tiost or when the mean daily temperafures are below 40 degees F., follow recommendations of ACI 306 as modified herein. Maintain concrete temperature at a minimum of 55 degrees F. for not less than 72 hours after depositing. Do not place concrete without approval of WJE on days when temperahrre at placement is below 30 degrees F. Job-cured cylinders for verification of strength and/or the adequacy of the Contractor's protective methods, may be required by WJE. 2. Hot Weather Placement: a. When depositing concrete in hot weather, follow recommendations of ACI 305 as modified herein. The temperature of concrete at time of placement shall not exceed 90 degrees F. Reinforcing: A. Do not damage reinforcing steel during concrete removal. Clean reinforcing of all loose concrete, mortar and rust. Where bond between existing concrete and reinforcing has been compromised or if more than one-half the thickness of a reinforcing bar is exposed, excavate the entire perimeter, providing a minimum of 3/4 in. clearance between sound concrete that is to remain and the reinforcing. Reinforcing steel for epoxied-in dowels shall be 60 ksi minimum yield strength. lt shall be dry and free from contaminants, such as rust, dirt, oil, and grease. C. Proportioning and mixing: l. Mix the contents with a paint stirrer attached to a low-speed (400-600 rpm) electric or pneumatic drill for about 3 minutes. A non-sag epoxy grout requires that the epoxied-in dowel be installed by batch mixing and injection of a premeasured quantity to the back of the hole and insertion of the dowel. 2. The method of installation is intended to achieve 100 percent filling ofthe annular space between the reinforcing and the drilled hole. 3. The Contractor may use one of the following methods: a. Suction tube. This is a simple tube of a size that will fit inside the anchor hole. The tube is fitted with an irurer (plunger) tube that has a screw, approximately 3 inches long, attached to one end. Approximately 3 rubber washers, alternated with smaller metal washers are attached to the end of the machine screw. The rubber washers must be in contact with the inner surface o[ the outer tube to provide an airtight seal. Place the open end of the outer tube into the mixed grout and suck the material into the tube by slowly pulling out the plunger tube. When filled, remove the tube, leaving the plunger in place and wipe off excess grout. Insert the filled tube into the back of the anchor hole. Slowly withdraw the outer tube with one hand while keeping firm pressure on the plunger with the other hand. Note: Only partially fill the hole. The caulk gun should be fitted with a wide tip opening and a length of polyethylene tubing matching the depth of the anchor hole. Fill the gun with epoxy grout in the same manner as for sealant. Place the extension tube to the bottom of the anchor hole. Begin injection evenly, while slowly withdrawing the tube. Insert the anchor as above. Grout Pump. If a grout pump is used, contact the pump manufacturer as to specific model recommendations for the consistency of viscosity of the epoxy in use. Use an extension tube or hose in a similar manner to the caulk gun. Clean the pump periodically to avoid hardening of the grout, since cured epoxy is dilficult to remove. Avoid skin contact with epoxy materials, solvents and epoxy strippers. Epoxy resins and particularly epoxy hardeners may cause skin sensitization. Wear rubber gloves (preferably with a cloth liner) and protective clothing. Where splashing may occur, wear goggles or face shields. Barrier creams are recommended but do not substitute for protective clothing. If skin contact occurs, wash immediately with a waterless cleaner, followed by soap and water. Should eye contact occur, flush immediately with plenty of water for 15 minutes and call a physician. Adhesives contain petroleum distillates and are extremely flammable. Do not breathe vapors or use near an open hre. Do not use in confined areas without adequate ventilation. A proper substrate shall be provided to receive the membrane system. The contractor shall not proceed with the installation until all defects in the substrate have been corrected and approved by American Hydrotech, Inc. and the Engineer. B. Concrete curbs, expansion joints, and transitions from one surface plane to another (inside and outside corners) must be cleanly formed, free ofbroken edges and excess concrete. SURFACE PREPARATION A. Before commencing work, examine all areas to ensure that work done by other trades (if any) is complete and ready to receive membrane. The contractor shall report in writing to the Engineer any conditions which will adversely affect the membrane system installation and/or performance. Do not proceed with the membrane installation until these conditions have been corrected and approved by the Engineer. l. Remove existing waterproofing membrane.2. Substrate defects (i.e., voids, form tie holes, honeycombing, cracks, etc.) must be properly patched using a latex modified concrete or another American Hydrotech, Inc. and Engineer acceptable material prior to the application ofthe membrane. 3. Remove all concrete fins and projections, concrete splatter and any other irregularities which would prevent the monolithic, continuous application of the membrane.4. The substrate must be CLEAN, free of unapproved liquid membrane curing compounds, form release agents, oil, grease, roof cement, laitance, dirt and all other loose and/or foreien material. H. Thoroughly sweep the substrate which is to receive the membrane. 7. The substrate must also be blown clean using an air compressor to remove any remaining loose debris. 3.03 MEMBRANE APPLICATION AND PROTECTION OF FINISHES Surface conditioner application (concrete surfaces): l. Apply the surface conditioner to the substrate using a hand-held sprayer, or a short nap roller, evenly at a rate of 300 to 600 sq ft per gallon (depending on surface texture). Surface conditioner should "tan" the concrete surface, not blacken it.2. Allow sufficient time for the surface conditioner to thoroughly dry prior to the membrane application. Membrane will not bond to surface conditioner which has not dried. 3. Do not spray surface conditioner onto previously installed membrane. Membrane Preparation l. The membrane material shall be heated in a double jacketed, oil bath melter with mechanical agitation, specifically designed for the preparation ofhot-applied, rubberized asphalt materials. 2. Heat membrane until the material can be drawn free flowing at a temperature range between 350" F and 425' F. C. Detailing: All detailing, flashings and terminations shall be done in accordance with the drawings. Use the longest pieces of flashing/reinforcing which are practical based on job site conditions. Cracks: Cracks over l/16 in. but less than l/4 in. in width, apply membrane, 126 mils thick, over the crack area. Center a 6 in. wide strip of reinforcing (flex Flash F or Flex Flash LIN) over the crack and embed fnmly into the warm membrane. Apply another coat of membrane, 125 mils thick, over the reinforcing sheet, totally encapsulating it in membrane. Construction or control joints: Apply membrane, 125 mils thick, over the joint area. Center a 6 in. wide strip of reinforcing (flex Flashing F or FIex Flash UN) over the joint and embed firmly into the warm membrane. Apply another coat of membrane 125 mils thick, over the reinforcing sheet, totally encapsulating it in membrane. Drain: Apply membrane, 125 mils thick, around the drain, extending it into the drain bowl flange and out 12 in. onto the deck. Embed firmly one sheet of reinforcing (Flex Flash UN only) centered over the drain bowl into the membrane while it is warm. The reinforcing should extend beyond the drain bowl flange onto the deck a minimum of 6 in. in all directions. Install the drain clamping ring making sure all bolts are properly tightened. Cut out the center of the reinforcing (F'lex Flash UN) totally encapsulating it. Refer to the drawines. A. Flash all penetrations (pipes, supports, vents, etc.) passing through the membrane. All penetrations must be properly secured to the deck. b. The flashing seal must be made directly to the penetration passing through the membrane. The flashing should not be terminated to an intermediate element (metal flashing, insulation, surface treatment, etc.) which itself could fail and admit moisture beneath the membrane. c. Flexible p€netrations must be enclosed in a stable "goose neck" set in membrane and secured to the deck. Use a field fabricated pipe seal to flash the "goose neck." Hot pipes: Performance of the membrane assembly is jeopardized by temperatures greater than l80o F. In all such cases, flash to an intermediate "cool" sleeve in accordance with a detail acceptable to Hydrotech. Refer to the drawines. Exposed flashings (i.e., curbs, parapets, walls, etc.): the membrane itself is not intended to be left exposed. To flash exposed conditions such as curbs, parapets, walls, etc., Flex Flash UN (only) should be used as follows: The Flex Flash UN sheet when installed, must extend out onto the deck a minimum of 3 in. and up the curb, parapet, wall, etc., a minimum of 3 in. above the frnished plaza surface (whenever possible). The Flex Flash UN sheet must be adhered to the vertical surface with bonding adhesive starting 2 to 3 in. off the deck up its full height where it must be properly terminated. The 2 to 3 in. of unbonded Flex Flash LIN which extends out onto the deck must firrnly set into membrane, 125 mils thick, while it is still warm. The 3 in. of Flex Flash UN that extends out onto the deck and up the wall is then coated with more membrane, 125 mils thick, totally encapsulating the sheet edge. The Flex Flash UN must be firmly embedded into the membrane at the comer so that no air pockets (voids) are present. l) Adjoining sheets must lap a minimum of 3 in. 2) Flex Flash UN bonding: a) Thoroughly mix bonding adhesive before using and freouentlv while in use. c) Apply bonding adhesive evenly, without globs or puddles, with a 9 in. wide short nap paint roller to both the membrane and the substrate at a rate covering approximately 60 sq ft (both surfaces) per gallon. Apply the splice cement using 3 to 4 in. wide, by 1/2 n. thick paint brush. The splice cement should be applied at a rate of approximately 240 lin. ft per gallon for a 3 in. wide seam (both sides). Apply the splice cement in a smooth even coat without globs or puddles. Both sides of the splice should be coated at the same time to achieve a more uniform drying time. Start at the beginning of the cemented area, check the spliced cement for proper drying. The splice cement should not slide when pushed with a finger or string up from a dry finger touch. When the splice cement is properly dried, roll the splice in and smooth it into place with hand pressure being careful not to stretch or wrinkle the membrane. When the splice is assembled, it should then immediately be rolled perpendicular to the seam edge. c) Wait a minimum of two hours and no more than the next working day before applying lap sealant to all seam edges. b. Where horizontal joints are located between a horizontal surface and vertical surface, fill joint to form a slight cove, so joint will not trap moisture and dirt. F. Protect adjacent surfaces and systems from sealant material.
