SUPPLEMENTAL INFORMATION Pre-aoolicaUon Meetino A pre-application meetin! with Town of Vail staff is encouraged. The purpose of a pre-application meeting is b identiry any critical issues pertaining to the applicanfs proposal and to determine the appropriate development rEt/iew process for an application. In many cases, the pre-application meeting helps to o<pedite the development review process as critical issues are identified and dealt with in the preliminary stages. A complete application form and all accompanying material must be accepted by the Community Developrnent Department prior to applicaUon deadlines. Review Criteria The propmal will be reviewed for compliance with the Design Guidelines as set forth in Tite 12, Chapter 11 (Design Review) and T1Ue 14 (Development Standards) of the Municipal Code. Desiqn Review Board Meetino Reouirements For new construction and additions, the applicant must stake and tape the project ste to indicate property lines, proposed buildings and building corners. All trees to be removed must be taped. The applicant must ensure that staking done during the winter is not buried by snow. All site tapings and staking must be completed prior to the day of the DRB meeting' Applicants who fail b appear before the Design Review Board on their scheduled meeting date and who have not asked in advance that discussion on their item be postponed, will have their items remored from the DRB agenda until such time as the item has been republished. If the DRB approves the application with conditions or modificationg all conditions of approval must be resolved prior to the issuance of a building permit. Staff Aooroval The Administrator (a member of the planning staff) may review and apprcve Design Review applicaUons, approve with certain modifications, deny the application, or refer the application to the Design Rwiew Board for a decision. All staff approvals are reviewed by the Design Review Board and any staff decision is subject to final approval by the DRB, Note to all aoolicants reoardinq hazards ff a property is located in or a$acent to a mapped hazard area (i.e, snow avalanche, rocKall, debris flow, floodplain, wefland, poor soils, etc.), the Community Development Department may require a site-specific geological investigation. Additional Review and Fees If this application requires a separate review by any local, state or Federal agency other than the Town of Vail, the application fee shall be increased by $200.00. Desim Review Standards and Guidelines. General Compatibility: It is my d€she to build this home in a manner as to complement the existing neighborhood . Our site planning has left the existing topography relatively unchanged. The landscaping has utilized planting material common to the area, Use of materials and colors are also common to the area. Site Planning: The location and configuration of the strucnre minimize the amount of grading required. Much of the existing terrain features will remain. Removal of existing trees and shrubs are limited to those essential for development . All disturbed areas will be revegetated and physical barriers will be in place to pr€serve a significant natural feature during consfiuction. Arcbitectural Projections: Deck and overhang projections are within the allowable limits. Building Materials and Design: Building materials me predominantly natural. A balanced use of wood, (fascia ,soffits siding and deck structure) stone and stucco has been used in the design. Er$erior colors will be compatible with the site and surrounding buildings. Natural colon will be used. All exterior wall materials will be continued down to tie finished gra.de. All exposed metal flashings will be copper. All roof pitches will remain consistent at 6/12. The roofing material will be a asphalt shingle, earth tone, textured and weiglr no less than 300 pounds per square. Desim Review Standards and Guidelines. General Compatibility: It is my desire to build this home in a manner as to complement the existing neighborhood . Ow site planning has left the existing topography relatively unchanged. The landscaping bas utilized planting material common to the area. Use of materials and colors are also common to the area Site Planning: The location and configuration of the structure minimize the amount of grading required. Much of the existing terrain featues will remain. Removal of existing trees and shrubs are limited to those essential for development. All disturbed areas will be revegetatd and physical barriers will be in place to preserve a significant natural feature during construction. Architectural Projections: Deck and overhang projections are within the allowable limits. Building Materials and Design: Building materials are predominantly natural. A balanc€d use of wood, (fascia,soffits siding and deck sructure) stone and stucco has been used in the design. Exterior colors will be compatible with the site and surrounding buildings. Natural colors will be used. All exterior wall materials will be continued down to the finished grade. All exposed metal flashings will be copper. AII roof pitches will remain consistent at 6/12. Recommendations The Town of Vail suggests that a registered surveyor stake out the foundation prior to excavation or pouring. Additionally, after the foundation walls have been poured, we encourage that a surveyor shoots the elevation of the top of foundation walls. SCOPE OF STUDY This report presents the results ofa subsurface Soil and Foundation Investigation for a proposed residence to be constructed on Lot 27,VarI Meadows Filing No. l, at 5135 Main Gore Drive, Town of Vail, Eagle County, Colorado. The purpose of the subsurface soil and foundation investigation was to determine the engineering characteristics ofthe foundation soil and to provide recommendations for the foundation design, grading, and drainage. SITE DESCRIPTION Lot27 is at 5135 Main Gore Drive in the Town of Vail, Eagle County, Colorado. The lot has moderate topography. A drainage ditch, about 4 feet deep, nrns across the front part ofthe lot. Vegetation on the lot consisted of grass and weeds. Drainage is to the north and northeast. LKP Engineering, Inc. Thete was an existilg house on the lot, which will be demolished, and replaced by a new, single familv. a 2-storv house. PROPOSED CONSTRUCTION We understand that the proposed residence will consist of two stories, wood frame construction with a walkout basement, on a concrete foundation. We anticipate loads to be light, typical of residential construction. If the finalized plans differ significanfly from the above understanding, they should notifu us to reevaluate the recommendations of this report. FIELD IIIVESTIGATION The field investigation conducted on August 24,2001, consisted ofexcavating, logging and sampling two test pits. Excavation of the test pits was done with a Case 580, rubber-tired backhoe. The test pits' locations are shown on Drawing No. 1 . We show the soil profile of the test pits on the Subsurface Exploration Logs, Figure No's I and 2. Soil samples for laboratory soil analysis and observation were taken at selected intervals. SUBSURF'ACE SOIL AND GROUNDWATER CONDITION The soil profiles encountered in the two test pits were fairly uniform. Test Pit No. I had 4 feet of topsoil over 4 feet of dark brown, gravelly sand with cobbles and boulders. Test Pit No. 2 had 2 feet of topsoil over 6 feet of dark to reddish-brown, silty, gravelly sand. Ground water was not encountered in either test pit. We sampled the soil in the test pits at random intervals. The soil samples were tested in our laboratory for grain-size distribution, swell/consolidation, natural dry density and natural moisture content. The test results are shown on Fieure No's 3 and 4. LKP Engineering, lnc. FOUNDATION RECOMMENDATIONS The proposed residence should be supported with conventional type spread footings, designed for a maximum allowable soil bearing pressure of 2000 psf. The footings should be constructed on the undisturbed silty to gravelly sand and/or gravelly sand with cobbles and boulders. Ground water was not encountered in either test pit at the time of our site visit. We recommend minimum width of 16 inches for the continuous footings and 2 feet for the isolated footing pads. Continuous foundation walls should be reinforced top and bottom to span an unsupported length of at least I 0 feet. We recommend a minimum of 48 inches of baekfill cover for frost protection of the footing subsoils. The foundation excavation should be observed by the undersigned engineer to verify that the soil conditions encountered during construction are as anticipated in this report. The foundation excavation should be free from excavation spoils, frost, organics and standing water. We recommend proof-rolling of the foundation excavation. Soft spots detected dwing the proof-rolling, should be removed by overexcavation. Any overexcavation within the proposed foundation, should be backfilled, in 8 inches loose level lifts and compacted to 100% of the maximum dry density and within 2 percent of the optimum moisture content as determined in a laboratory from a Standard Proctor test (ASTM D-698). A structural fill, placed under footings should be tested by the engineer or her representatives on regular basis. SLAB CONSTRUCTION The natural on-site soils, exclusive oftopsoil and organics, are suitable to support lightly loaded slab-on-grade construction. The subgrade for the slab-on-grade construction should be proofcompacted to detect and remove soft spots. They should backfill overexcavated soft spots and other underslab fill with the on-site soil, free from topsoil and organics, or other suitable material, compacted to a minimum of 95 percent of the maximum standard Proctor density LKP Engineering, Inc. 5 (ASTM D-698). Suitable material should be free from topsoil, organics and rock fragments greater than 3 inches. The concrete slab should be constructed over a 4-inch layer ofclean gravel consisting of- 3/4 inch gravel with at least 50o% retained on the No. 4 sieve and less than 3 percent passing the No. 200 sieve. They should reinforce the concrete slab-on-grade and score control joints according to the American Concrete Institute requirements and per the recommendations of the designer to reduce damage due to shrinkage. The concrete slab should be separated from the foundation walls and columns with expansion joints to allow for independent movement without causing damage. RETAININGWALLS Foundation walls retaining earth and retaining structures that are laterally supported should be designed to resist an equivalent fluid density of 55 pcf for an "at-rest" condition. Laterally unrestrained structures, retaining the on-site earth, should be designed to resist an equivalent fluid density of 3 5 pcf for the "active" case. The above design recommendations assume drained backfill conditions and a horizontal backfill surface. Surcharge loading due to adjacent structures, weight of temporary stored construction materials and equipment, inclined backfill and hydrostatic pressure due to undrained backfill should be incorporated in the design. They should try to prevent the buildup of hydrostatic pressure behind the retainiag wall. TJIIDERDRAIN SYSTEM To reduce the risk of surface water infiltrating the foundation subsoil, we recommend installation of a foundation perimeter drain (see Figure No. 5). The foundation perimeter drain should consist of a 4-inch diameter, perforated pipe, sloped to a suitable gravity ouflet, or to a sump pump location. at a l/4 inch per foot for flexible or at a 1/8 of an inch for rigid pipe. The LKP Engineering, Inc. 6 drain pipe should be covered with a minimum of 6 inches of -3l4-inch free-draining granular material. Geotextile (Mirafi 140N or equivalent) should be used to cover the free-draining gravel to prevent siltation and clogging ofthe drain. The backfill above the drain should be granular material to within 2 feet ofthe ground surface to prevent a buildup ofhydrostatic pressure. SITE GRADING AND DRAINAGE Grading plan was not available for our review. The following recommendations are general. Exterior backfill should be compacted at or near the optimum moisture content to at least 95Yo of the marimum standard Proctor density under pavement, sidewalk and patio areas and to at least90%o ofthe maximum standard Proctor density under landscaped areas. They should use mechanical methods of compaction. Do not puddle the foundation excavation. The site surrounding the building structue should slope away from the building in all directions. A minimum of 12 inches in the first l0 feet is recommended in unpaved areas, and three inches in the first l0 feet in paved areas. The top ofthe granular foundation backfill should be covered with a minimum of 1 foot of relatively impervious fill to reduce the potential of surface water infiltrating the foundation subsoils. Surface water naturally draining toward the proposed building site should be diverted around and away from it by means of drainage swales or other approved methods. The roof drains and downspouts should extend and discharge beyond the limits of the backfill. LAWN IRRIGATION It is not recommended to introduce excess water to the foundation soils by installing sprinkler systems next to the building. The installation of the sprinkler heads should insure that the spray from the heads will not fall within 10 feet of foundation walls, porches or patio slabs. Lawn irrisation must be controlled. LKP Engineering, Inc. LIMITATION This report has been prepared according to locally accepted Professional Geotechnical Engineering standards for similar methods of testing and soil conditions at this time. There is no other warranty either expressed or implied. The findings and recommendations of this report are based on field exploration, laboratory testing of samples obtained at the specific locations shou,n on the Location Sketch, Drawing No.l and on assumptions stated in the report. IMPORTANT This detector must be tested and maintained following NFPA 72 requirements. The detector should be cieaned at least once a year. General Description Model 2l00AT is a 2-wire photoelectronic smoke detectors that uses a state-of-the-art optical sensing chamber. This detector also provides restorable, 135'F fixed-temperature heat detection. The 2100AT heat-detection unit is integrated with the photoelectronic sensor. This detector is designed to provide open a-rea protection and to be used with com- patible Ul-listed panels only. In addition, a piezoelectric horn in each detector produces an interrupted, 85 dBA tone when the individual detector alanns or when the suppiy voltage pola-rity is reversed. Installation of this detector is simplified by the use of a mounting bracket and a plug-in screw terminal biock that can be prewired to the system, allowing the detector to be easily installed or removed for cleaning. The detector's sensitivity can be tested in place using the t"t4UD400R lbst Module. To a 4 inch square eleclrical box by using a piaster ring. 4. Directly to the ceiling using drywall anchors, if permit- ted by iocal codes and/or the authority having jurisdic- tion. Tamper-r€sistant Feature This detector includes a tamper-resistant feature that pre- vents its removal from the bracket without the use of a too-. To make the detector tamper-resistant, remove the smaller tab by breaking it at the scdbed line on the tamper resistant tab on the detector mounting bracket (see Figure 3), then lnstall the detector. To remove the detector from the bracker once it has been made tanper resistant, use a small screw- driver to depress the tamper-resistant tab, located in the slot on the mounting bracket, and turn the detector coun- terclockwise. Wiring Installation Guidelines All wiring must be installed in compliance with the Na- tional Electrical Code, applicable local codes, and any spe- cial requirements oI the iocal authority having jurisdiction. Proper wire gauges should be used. The conductors used to connect smoke detectors to control palels and accessory devices should be color-coded to reduce the likelihood of wiring errors. Improper connections can prevent a system from responding properly in the event of a fire. The screw terminal block accepts 14 - 22 gauge wire. For best system performance, all wiring should be installed in separate grounded conduit. Do not mix fire system wiring in the same conduit as any other electrical vJiiing. A copy of this list is available from System Sensor upon request. Wire connections are made by stripping about 1/4 inch of insulation from the end of the feed wire, inserting the wire into the appropriate terminal, and tightening the screw to secure the wire in place. Installation Remove power from the control unit or initiating device cir- cuits bc'fore installing detectors. 1. Wire the plug-in screrv terminal block per Figure 1 and plug the terminal block into the detector. 2. Align the arrows on the deteclor with the arrows on the mounting bracket. 3. Test the detector as described in TESTING. 6. Reset the detector at the system control panel. 7. Notify the proper authorities the system is in operation. Dust covers are an effective way to limit the entry of dust into smoke detector sensing chambers. Hor,vever, they may not completely prevent airborne dust particles from enter. ing the detector. Therefore, Syslem Sensor recommends the removal of detectors before beginning construction or other dust producing activity. Smoke Entry Test Hold a smoldering punk stick or cotton wick at the side of the detector and gently blow smoke through the de- tector until the unit alarms. D. Direct Heat Method (Hair dryer of 1000-1500 watts) Direct the heat toward either of the side thermistors. Hold the heat scurce about l2 inches from the detector in order to avoid damage to the plastic. The detector will reset only after it has had sufficient time to cool and the power source has been momentarily interrupted. Both smoke and heat detection testing are recommended for verifying system protection capability. A detector that fails to activate with any of the above tests should first be cleaned as outlined in MAINTENANCE. If the detector still fails to activate, return.it for repair. Notify the proper authorities the system is back in operation. Maintonance NOTE: Before removing the detector, notify the proper au- thorities that the smoke detector system is under- going maintenance and will be temporarily out of service. Remove the detector housing by gently prying the four housing tabs on the bottom of the base with a small- bladed screwdriver and pull the housing from the base, Use caution to avoid damaging the thermistors. 2. Vacuum the screen carefully without removing it. 3. Remove screen assembly, pulling straight out {see Fig- ure 51. Remove the sen-sing chamber cover. Clean the sensing chamber by vacuuming or blowing out dust and particles. Replace the sensing chamber cover, aligning the arrow- on the cover top with the arrow on the printed circuit board. Replace the screen by placing the screen assembly over the sensing chamber cover and twisting until it snaps into place. 8. Replace the housirlg by aiigning the three triangular slots on the base with their counterpa s on the hous- ing. Gently press the housing until it locks in place.
