Following is a description of the submittal items reouired for final staff review: . A completed large-format site and grading/landscaping plan. Please show a "limits of disturbance fence" on the plan and some form of erosion control. A topographic survey will be required for this application. . Detailed proposed driveway grades. Pursuant to Chapter 12-11 , Vat Town Code, the existing driveway must be paved if u500 square feet of gross residential floor area will be added. . A preliminary title report (to verify easements and encumbrances). . Large-format elevation drawings and floor plans. . Appropriate design review fees ($50 for residential additions). . The purpose of this.ordi-nance is to protect the inhabitants of the Town from dangers related to .development in areas id.entified. as geologic hazards and to protect the economic and property values, the esthetic and recreational values and. the naturar resources which are sometimes associated with geol0gic hazards ancJ to protect the public health, safety and welfare. section 2. For the purpose of this ordinance geol0gic hazard means landslides, rockfalls, mud f10ws, debris f10ws, unstable or potentially unstable slopes, ground subsidence and. faurting, expansive soil 0r rock or any manmad.e mod.ifications to srope which may be cause significant hazard to life or property. Section 3. For the purposes of this ord.inance, development plan means the following whenever relevant: I .) l,< - -2- A. preliminary plan for a major subdivision or B' A devel0pment plan for a special deveropment district or c' The final plan for a minor subdivision, unress waived for good cause by the Community Development Department. section 4. The follorving special restrictions are imposed for the development of geologic hazard. areas: A. fn any area identified as a geol ogic hazard area by either a ma-ster plan or map of the Town of vai1, the subdivision process of the Torvn.of Vail or any relia.ble study d.one by a or engineer, no devel0pment plan and. no building permit for a new structure shall issue except as otherwise provided herein until site specific investigation has been conducted and reviewed.. For the purpose of this section, ologic investigation be deemed a detaired geol0gic investigation which is applicable each respective site. A1t reports and studies required in this section sha1l be prepared under the direction of and at the expense of the orvner/applicant and submitted to the Department of community Development. The community Development Depa.rtment then shalI have the discretion to send any report or study to the col0rado Geol0gic Survey for their review and. recommend.at ion . Other reports and recommendations as determined. necessary by the engineer or geol0gist perta.ining to hydrol0gy, s10pe, rockfall 0r other factors to be filed as separate reports or included. in the reports required. in Section 2 (a) and (b). c. Plans and specifications for the proposed. projeet a.nd a report d.escribing how the recommendations presented in the above noted report are incorporated into said. plans and. specification; 3- No certificate of occupancy shal1 be issued until the following have been approved by the town engineer and building official or their authorized representatives: a. Professional inspection and certification that the work was done in accord.ance with the prans and specifications set forth above. b. Preparation or review and. certification of revised recommendations and/or pra.ns and/or specifr.cations as recluired for original reports, plans and specifications in subsections l and 2. -o- c. preparation and submission of final reports and,/or prans to inclu.e the summary of the tests conducted during constructi.on and certificati.on as to the adequacy of the site for the intended use and. that the work has been done in accordance with the final approved plans and specifications. 4. If in the eourse of ful_filling their responsibility under this chapter, the engineer or geol0gist find that the work i.s not being done in accordance with the approved plans and specifications, the descrepancy shall be reported immediately, in. writi_ng, to the ' contractor and to the building official 0f the Town.
