After much discussion staff has decided that the best route would be to apply for a conditional use permit which would require Planning and Environmental Commission Review. 2) ls there a reason the pump vault cannot be completely subterranean? 3) Can the pump vault be located in any other location? 4) Please show the water supply line on the site plan. 5) The retianing walls on the pump house appear to be approximately 8 feet tall. The maximum height for retaining walls is 6 feet. 6) There is also a 20 foot setback off of the northern property. Please push the pump house back 20 feet. This should address another concern of staff that dirt was being added to cover the vault verse pushing it into the exisitng contours on the slope. This may also reduce the height of the retianing walls. Bill thanks in advacefordropping additional information off tomorrow morning. However, if you want to wait till we resolve some of the questions listed above that would be fine. I realize this may put a little cramp in the process we had originally anticipated, but I am positive we will get you to the end goal with little delay. Dennis Anderson, our landscape architect, is preparing a complete landscape plan for this site right now. I will submit it when it is complete (probably next week). I will have him include grass-crete pavers. These will work just fine because this pump house requires very limited visitation on foot, no vehicular access is needed. We did make the interpretation that your vault was a similar use to a well water treatment facility. We will reexamine your request to assure we still believe a CUP is necessary. Just like most applications this is indeed a square peg in a round hole. Believe me we are not trying to increase your clients, yours, and our work load.
