They would like to put in a furnace element at the very east end of the house outside of the wall of the circular stairway, which would be screened from the road by the ofiice wing in front of it. This boiler would provide heating and snowmelt for the driveway, which is roughly a I million B.T.U. fumace. We have no objection to this since it witl be screened from the east by a low wall in front of it and also screened from the south by his office wing. 2. The other change would be the continuation ofthe wood deck all the way across the back ofthe house. The wood deck will provide a better surface for shoveling snow offin the wintertime and allow for a better drainage system underneath the deck with a buried pipe to carry the water from the roofdrains and from the hillside above his residencs. My revised schedule is included with this letter. I have figured R3 glass with no window coverings at all first and second floor zones except for Ofiice #2. I have figured R4 window coverings in place at Office #2. Then, I have figured R3 glass for all windows at levels three and four with R4 window coverings figured at the three critical zones at levels three and four: the Master Bedroom, the Living/Dining/KitchenlPantry, and the Fourth Level Loft Space. I have not included window coverings at the following glazed components: A. Windows #35.1, 36. 1, 85, 86, 87, and 88 at the Master Bedroom B. Windows #40.1, 58.1, 61.1,71,72,73,74,83, and 84 at the Living/Dining/ Kitchen/Pantry zone. C. Approx. 40 % ofthe windows at the Fourth Level Loft Space. Note from the schedule that there are two zones that require supplemental heat even after incorporating the window and window covering "R" upgrades. The Master Bedroom will require 4,610 Btuh of supplemental heat (7'baseboard), and the Fourth Level Loft space will require 4,140 Btuh of supplemental heat (6'baseboard) at the worst case design conditions. Moreover, there should be some consideration given to the Master "shower tower" element as this will be cool on the below zero nights. The owner must be made aware of these revised calculations and considerations as it is not standard practice in engineering heat loss calculations to take advantage ofthe added R value ofwindow coverings. The changes have been as follows: I The fireplace in the master bedroom guest bedroom on the southwest corner ofthe residence has been removed, as has the chimney. 2. T.\e de-ck above the garage coming offthe guest room has been extended to the edge of the west side of the gart;ge which opens up that room a lot more from the inside.3 The garage doors have been changed to one 16' garage door and one 8' garage rather than three 8' garage doors. This will allow a better turning motion from cars coming out of the west end ofthe garage. 4. The window sizes have been changed in the great room, facing east toward the Gore Range. Two column supports have been taken out to provide for larger glass area facing the GorJs. I do not know how you want to treat these changes. To me they are all very minor changes and should not be required to go back to Design Review Board, but please advise. The following issues must be addressed: 1. The proposed GRFA is over the maximum allowable. I have calculated a total of 6,576 square feet, yet only 6,443 is permitted. 2. Show all retaininE walls laid back at 2 vertical feet for every t horizontial fool. All benches between walls must be a minimum of 3'6". 3. Please provide details on the rock walls proposed on the north side of the house. A slructural detail of the wall will need to be stamped by an engineer' 4. The turning radii out of tlte western garages still do not work. Please revise, using the a 20' centerline radius from lhe center of each garage door. 5. Finished grades exceed 2:1 on some portions of the lot. 6. The wall height on the southwest corner of the driveway exceeds 4'. lt appears to be 7.5' in height. Please revise.
