Users of the component are responsible for determining that any as-built component conforms to the design. The loading and dimensions specified have been provided by others and have not been verified by the signing engineer. The building designer is responsible for determining that the dimensions and loads for each component match those required by the plans and by the actual use of the individual component. The building designer is responsible for ascertaining that the loads shown on the designs meet or exceed applicable building code requirements and any additional factors required in the particular application. SCOPE OF STUDY This report presents the results ofa zubsurface Soil and Foundation Investigation for a proposed residence to be constructed on Lot 5, Block 3, Lion's Ridge Subdivision Filing No. 3, Town ofVail, Eagle County, Colorado. The purpose ofthe subsurface soil and foundation investigation was to determine the engineering characteristics of the foundation soil and to provide recommendations for the foundation design, grading, and drainage. SITE DESCRIPTION Lot 5 is on the north side of the road, at 1813 Lion's Ridge Loop off Buffer Creek Road, LKP Engineering, Inc. Jun O1 05 05: 37a Jo Llebb hn o 3o3J? 2so3 p.5 in the Town of Vail, Eagle County, Colorado. The topography is moderate to steep, sloping to the south and southwest. Vegetation on the lot consisted ofservice berry bushes, aspens and shrubs. Drainage is to the south and southwest. East and west of the lot are existing houses. The lot is vacant. PROPOSED CONSTRUCTION We have assumed that the proposed residence will consist of a two-story, wood framc construction, with a walkout basement, on a concrete foundation. Loads are anticipated to be light, typical of residential construction. Ifthe finalized plans differ significantly from the above understanding, they should noti$ us to reevaluate the recommendations of this report. FIELD IT{VESTIGATION The field investigation conducted on May 16,2000, consisted ofexcavating, logging and sampling two test pits- Excavation of the test pits was done with a Bobcat 341 mini trackhoe, The test pits' locations are shown on Drawing No. 1. We show the soil profile of the test pits on the Subsurface Exploration Logs, Figure No's I and 2, Soil samples for laboratory soil analysis and observation were taken at selected intervals. SUBSURFACE SOIL AND GROUNDWATER CONDITION The soil profiles encountered in the test pits were fairly uniform. Test Pit No. I had 3 feet oftopsoil over 5 feet of light brown, clayey to silty-gravelly sand over one foot of sandstone bedrock. Test Pit No. 2 had 4 feet of fill over one foot of topsoil over one fodt of sandstone bedrock. Practical trackhoe refusal was encountered in Test Pit No. 2 at 6 feet. FOUNDATION RECOMMENDATIONS The proposed residence should be supported with conventional type spread footings, designed for a maximum allowablc soil bcaring pressure of3000 psf. Thc footings should bc placed on the undisturbed, firm Bedrock. We recommend minimrrm width of 16 inches for the continuous footings and 2 feet for the isolated footing pads. Continuous foundation walls should be reinforced top and bottom to span an unsupported length ofat least l0 feet. . A minimum of 48 inches of backfill cover is recommended for frost protection of the footing subsoils. The undersigned engineer should observe the foundatton excovation to verify that the soil conditiow are uniform tlroughout the foundation excavation. The foundation excavation should be free from excavation spoils, frost, organics and standing. water. voids left in the excavation, due to rock removal, should be filled with lean concrete. Footings should be constructed on a level surface. EXCAYATION DIFFICULTIES We assume that the excavation can be done with large excavation machinery. Hydraulic hammers and blasting, to loosen the rocks, might also be oeeded. Excavation of nanow utility trenches might be more difficult. SLAB CONSTRUCTION The natural on-site soils, exclusive oftopsoil, organics, and fill, are suitable to support LKP lngineering, Inc. fragments greater than 3 fs. The concrete slab should be constructed over a 4-inch layer ofclean gravel consisting of- 3/4 inch gravel with at least 50olo retained on thc No. 4 sieve and less than 3 percent passing t5e No. 200 sieve. They should reinforce the concrete slab-on-grade and score conhol joints according to the American Concrete Institute requirements and per tle recommendations of the designer to reduce damage due to shrinkage. The concrete slab should be separated from the fomdation walls and columns with expansion joints to allow for independent movement without causing damage. RETAINING WALLS They should design foundation walls retaining earth and retaining structures that are Iaterally supported to resist an equivalent fluid density of60 pcffor an "at-rest" condition. Laterally unreshained structures retaining the on-site earth should be designed to resist an equivalent fluid density of40 pcf for ttre "active" case, The above design recommendations assume drained backfill conditi.ons and a horizontal backfill surface. Swcharge loading due to adjacent structures, weight ofternporary stored construction materials and equipment, inclined backfiil and hydrostatic pressure due to undrained backiill should be incorporated in the design. The subgrade for the slab-on-grarle construction should be proofcompacted to detect and remove soft spots. To reduce the risk of surface water infiltrating the foundation subsoil (and the development of a perched water condition) installation of a foundation perimeter drain is recommended. The foundation perimeter drain should consist ofa 4-inch diameter perforated pipe sloped to a suitable gravity outlet. The drain should slope at l/4 inch per foot ifflexihle or at i/8 ofan inch if rigid pipe is used. The bottom of the trench adj acent to the footing should bc lined with a polycthylene moisture barrier glued to the loundation wall. The drain pipe shbuld be placed over the moisture barrier and covered with a minimum of 6 inches of -3l4 inch free-draining granular material. Geotextile (Mirafi 140N or equivalent) should be used to cover the free-draining gravel to Prevent siltation and clogging of the drain. Thc backfrll above the drain should be granular material to within 2 feet ofthe ground surface to prevent a buildup of hydrostatic pressure. The toP one foot of the backfill material should consist of a relativcly impervious fiIl. The backfill should be sloping away from the building. SITE GRADING AND DRAINAGE A site plan was not available for review at this time. The following recommendations are general in nafure. The site surrounding thc building structurc should slope away frorn the building in ali directions. A minimum of 12 inches in the fust 10 feet is recommended in unpavcd areas, and three inches in the hrst 10 feet in paved areas. The top ofthe granular foundation backfill should be covered with a minimum of 1 foot of reiatively impervious fr.ll to reduce the potential of surface water infiltrating the foundation subsoils. Surface water naturally draining toward the proposed building site or permanent cuts, shouid bc diverted around and away from it by. means ofdrainage swales or othcr approved methods. The roof drains and downspouts should extend and discharge beyond the limits of the backfill. Exterior backfill should be compacted at or near the optimum moisture content to at least 95% of the maximum standard Proctor density under pavement, sidewalk and patio areas LKP Engineering, Inc. LAWN IRRIGAI-ION It is not recommended to inttoduce excess water to the foundation soils by installing sprinkler systems neKt to the building, The installation of the sprinkler heacls should insure that the spray from the heads will not fall within ld feet offoundation walls, porches or patro slabs. Lawn inigation must be controlled. LIMITATION This report has been prepared according to locally accepted professional Geotechnical Engineering standards for similar methods of testing and soil conditioos at this tinre. There is no other warranty eithcr expressed or implied. The findings and recommendations ofthis report are based on field exploration, laboratory testing ofsamples obtained at the specific locations shown on the Location Sketch, Drawing No-1 and on assumptions stated in the report. Soii conditions at other locations may vary, which may not become evident until the foundation excavation is completed. If soil or water conditions seem different from those described in this report we should be contacted immediateiy to reevaluate the recommendations of this report. The excavation consisted ofone trench. The tronoh was located on the uorth side ofthe lot and is for the foundation ofthe north retaining well, The cuts ranged from 4 feet below the existing grade near the street to about 28 feet near the northwest comor. The soil exposed in the foundation excat'ation, consisted ofclark brown silty to clayey saud with oocasional large sandstone boulders. The exposed soil is suitabla for the recomnzended allowable soil bearing pressure of 3A00 psf, The boftom of the excavation was compacted. Soft gots were not reported. The soil exposed in the excavation appeared to have slightly higher moisture content appearauce. We recommend that tbe drainage system behind the retaining wall and the discharge to daylight be reviewed with your architect and sfructural engineer'. Also, during wiuter corrshrrction, the foundation bearing soil and the newly poured conqete should be protected fi'om fi'eezing. Backfilling with frozen soil. and/or kapping ice and snow undel parts ofthe foundation or under the slab on grade, can cause settl€ment or hoaving at a later date. We recomtnend compliance with the recommenrlations of the above-nemed soil reuot during the remainder of the oonstuction, specifically with the sections on drainage, grading aod irrigation. The back and side walls of the excavation werc stabilized by soil nailing *d rnot"*ting (design and installation by others)' we understand that Miradrain strips were irstailejbeUind the shotorete surface, running from the top (about 20 feet above the bolttom of the excavation) to the bottom at certain intervals. At the time of our site visit, the strip drains were not connected to a perimeter drain at the bottom. The exposed soil is suitable for the recommended allowable soil bearing pressure of 3000 psf, The bottom of the excavation was covered.with insulation blankets. Soft spots were not repofied. The soil samples tested showed moderate to trigh (16 to 17.so/o)moisltue content. W'e recommend that a perimeter drain be installed at every step of the formdation. The purpose of a pre-application meeting is to identify any critical issues pertaining to the applicant's proposal and to determine the appropriate development review process for an application. In many Grses, the pre-application meeting helps to expedite the development review process as critical issues are identified and dealt with in the preliminary stages. A pre-application meeting may be scheduled by contacting Joe Suther at 970479- 2128 or jsuther@vailgov.com Time Requirements The Design Review Board meets on the 1st and 3rd Wednesdays of each month. A complete application form and all accompanying material must be accepted by the Community Development Department prior to application deadlines. A schedule of DRB meetings and associated application deadlines may be found on the World Wide Web at http://www.vailgov.com/subpage,asp?page_id=80 For a new residential development, the application deadline is typically 3.5 weeks prior to a Design Review Board hearing. Review Criteria The proposal will be reviewed for compliance with the Design Guidelines as set forth in Title 12, (Zoning Regulations) and Tltb 14 (Development Standards) of the Town of Vail Municipal Code, Requirements for oropefties located in hazard areas If a propefi is located in or adjacent to a mapped hazard area (i.e. snow avalanche, rockfall, debris flow, floodplain, wetland, poor soils, etc.), the Community Development Departrnent may require a site-specific geological investigation. If a site-specific aeological investigation determines that the subject property is located in a geologically sensitive area, the propefi owner(s) must sign an affidavit recognizing the hazard repoft prior to the issuance of a building permit. Applicants are strongly encouraged to consult with Community Development staff prior to submitting a DRB application to determine the relationship of the property to all mapped hazards.
