All utilities must field verify (locate) respective utilities prior to signing application. The addition of another beem under the existing joists appqrs to be the most direct and economical solution. This bearn should be installed approximately 3'{" to the south of the building so that the posts can bear on the end of the existing conctete retaining wall next to the stairs below. The beam should be a 5 l/8 x 12 Glue-lam and bear on 6 x 6 posts. These posts will bear on the existing concrete walls to the east and west of the driveway. 2 x 8 blocking should be installed over this beam between tbe existing joists, and these joists should be toe-nailed to the beam with 2 - l6d each. Connect the posts and the beam with Simpson EPC66 caps, and attach the posts to the concrete walls with Simpson HL55 angles and expansion bolts.
