The following item was noticed during the final framinginspection in the secondary unit: a) KITCHEN WINDOW IIEADERS-The plans by this office dated 1_ July L991 requl-re 2-2x6 trimmers for the bearing points of the 3-MLl-.75 x l-4'window headers. The franing in this area was revisedslightly during construction for architectural considerations, consequentially reducing the loading conditions. The windowswere constructed with singLe 2x6 trimmers. The existingconditions are not adequate for the design loads. The exteriorplywood sheathing typically would be enough to transfer theadditional gravity loads, but in this particular condition thegeometry of the building does not provide for a large enoughpiece of sheathing to perforur the necessary transfei. Add aSimpson STLS strap tie to the inside face of the trinmer, thestrap tie should be vertical with half of the strap tie on thetrirnmer and half of the strap tie on the header. Monument, CO 80132 SOILS REPORT FOR CARY BUILDERS Tom Thornpson Duplex,East Parcel, Casa Del So1,City of Vai], Llagle County, Col orado -o ResDectful.Iv /ild6'*a/J"eff tlouchin Geo log is t submitted,i e.wed -o Civil Bnql.nt:{ir o INTRODUCTION This report is prepared for Cary Builders, builder of the Tom Thomson Duplex, East Parcel., casa Del SoI , VaiI, Colorado. It is rny understanding that the builder plans Lo construct a duplex on this site. The site is currentlv vacant. SPECIAL NOTEThis soi l-s report addresses this site. two i tems of concern for building on o 1. The river bank adjacent to buildings; 100 feet upstrearo and 50 feet down strearn shall be armor coated to protect against lateral erosion or scouring from the river. 2. There must be the necessary governmental approval to build within the 100 year fLood way. IE j.s our assumption that the building site ii located withii the flood way so designated. CONCLUSIONS During high water time of the adjacent river, the foundation for thi.s structure may be covered by water. A satiSfactory foundation for this str.ucture is a properly designed shallOw foundation system consi.sting of footings resbinQ directly on re-compacted, . over excavated, material. Ib is our interpretation that the existing foundation <lesign is based upon the maximum allowable bearing capac i ty of 2000 pounds per sguare foot . This foundat ion is ac-eptable as designed. The foundation for thi.s structure shall rest upon over excavated and replaced materials. The Over excavaLlon sha.LI be a minimum of 2' in all areas of Lhe dig. Material replaced in this excavated area shall consist of I I/2" minus, crusher rnaterial . Compaction of the replaced naterial ptaced in the trenches sha1l be 90C of its rnaximum proctor density. A vibratory plate compactor is recommended. This material shall be tested in the field for density placement. The ninimum depth for foundation walls shall be 48 inches for frost Protection. GENERAL This report represents lhe results of the investigation of lhusoils for the Thompion Duplex in the City Of Vail. The investigation was made to reveal important soils and other site characteristics influencing the foundation design. AIso evaluated <iuring the investigaEion were subsurface conditions whiCh affect the depth of the foundation and subsequent loading design such as ground water levels, soils types and other factors which affect the bearing capacity of -tfre soils. Design loadings are based on soils ch-aractiristics and represent the rnaximum permissible loads for these cond it ions . a o FTELD AND LABORATORY INVESTIGATION _ 99"u1-exproratory holes b/ere attempted to be drirled on Friday,June 28, l99r' at the location of'the proposed structure. The cescholes were drilted with a 3" diameter auglr. 111 sampling was performed by giab methoc. Due t.o cobbles astandard penetration LesE could not be performed. The depths atylrl"h t|" samples were taken are shown on the enclosed rog'sheets. All samples r.rere classified both in the fierd and the laboritorv toevaluate the physical and mechanical properties of the nateiialsencountered. Test Hole Number one thru seven consisted of sand, interbeddedheavily \"rith cobbles. This material holds a high moisture content. The material located on this site is typical or in ancient river beddepos i t . TOPOGRAPIIY incl i ne on the WEATHER The topography of this site is that of a moderately slopingwith a river locatedfrom the north-west to the south-east,south east portion of the site. o DESIGN AND CONSTRUCTION CONSIDERATIONS The maLeriars encountered dur:inc1 the expJ,oratory Lcstin(J arenot. suitable for the support of residential construction, (seeconclusions). rf proper cornpiction of the replaced material is nobperformed, settlemenL may occur causing cracking of foundation waIlsand floors. SoiI Located beneath concrete walls and floors shall beconpacted to at Least 908 modified proctor density. special care isto be taken to recompact the materials above utirity- lines to aminimum of 908 standard Proctor density. The owner should be awareof ttris requirement and during const, ruction eliminat.e condiLionswhich could cause settlement.. rnterior non-bearing partition walrsneed not be free-fLoating or independent from the concrete fl-oors1ab. The following are general rqcommendations of on-grade s1abs.I . Slabs sha1l be placed on 2, of over excavated and replaced, non expansive, materiars and all soft spots shourd be thoroughJ-yexcavated and replaced with non expansive fill materials compactedas above stated, The vJeat.her at the time ofwarm, summer L ime temperatures. nrembers and utility lines.3. Separate the slab from all foundation walIs,Ioad bearing 5. A11 concrete praced must be cured properly and be se{Jregatedby control joints as discussed above and with separation of loadbearing members from s1abs, care must be exercised to prevent excessmoisture entering the soil under the st.ructure both durinq and after cons truct ion . o o SURFACE DRAINAGE After construction of the foundation wallsr the backfillmaterial sharr be werr compacted to a mi.nimum of g5* standardProctor density, to prevent future settlement. Any areas whichsettle after construction shall be filred to eliminate ponding ofwater adjacent to the foundation warrs. The finished irade In"rrhave a positive slope away from the structure with an inilial slopeof 6" in the first I0'. All downspouts shall have splash blockswhich will remove runoff outside the foundation area. Likewise, sprinkler syslems shall not be installed adjacent to Lhe structurebut rather shrubs and prants requiring minima] waLering should beestablished in t.his area, SUBSURFACE DRAINAGE Peri.meter drains are not required, providedr proper surfacegrading and cornpaction is performed. A bituminous or other waterproofing shall be applied to, Lhe exterior of the foundation wallsbelow g rade. REINFORCING The concreLe foundation walIs, B' in height shall bewelI-reinforced wihh #4 bars located at 48,, on center vertically.Horizontally, 4-#4 bars shall be equally spaced throughout theconcrete wal1. Concrete walls 4l in height and less sha1l bereinforced with 2-#4 rebar equally placed horizontally. ilowever, exact requirements are a function of the design of the sLruct.ure.Special soil conditions and design features may require morereinforcenent. Ilence, this soils report serves as a portion of thenecessary information to make a proper determination of reinforcingrequired. This is standard construction practice for norrnalresidenLial const.ruction. Consult with struclural engineer forfurther questions. A11 reinforcement shall continue around corners and windows. For this reason, the following is offered, to issist youin obtaining the good quality you seek at a fair pri.ce Concrete foundation vra1 ls transfer buiJ.ding foads to theearth. I{ow wide the wall is and whether or not Eeparate footersare used und,er the wall depends on the eoil and loads. The walI, however, must be constructed r*ith steeL p"lacedproperly and tied to forn a continuous nat around the perirneter. The concrete must be placed to avoid colC Jolnts and segregation:either roddlng or vlbratlng should be used. Also, the concretemix nust not have too much water, so a four inch slump isreconmended. The steel spaclng epeclfled is the best f,or goodconstruction, Two barg at the top and two at the bottorn are notnearly as effective as one at the top and one at the botton andtwo evenly spaced i.n between for an eight foot wall,. Once the concrete is in the forns, it nust be cured proper.lyso it can obtaln the 3,0O0 ps1 strength specifled. Haulingconcrete to the site which has the right nix doesn't guaranteethe reguired strength. It should be left in the forns forseventy-two hours if possible or otberwtse cured wlth blankete ora curing cornpound. For the f irst seven days, it shouJ.d beprevented from freezlng.Moisture in the nix nust be kept inuntil the chenjcal reaction with the cement takes pJ.ace. If itfreezes, the reactlon stops and stren!;th ie adversely affected. Flatwork should be placed wjth control Jolnts every 10 feet orso to prevent random cracking. It also should be cured properJ.y and kept fron freezing. All Curing the foundatlon construction, the site should bekept well drained. When tbe perlneter draln is pLaced, it nustbe graded to carry water away fron the house. If not, lt becomesa trap f,or water that can weaken the soil and infl.ltrate into thestructure. After the house 1s cornpleted, thq roof downspoutsnust be located to take the water away f,ron the house. Groundaround the outside should be sloped away as speclfled. fmpropersurface drainage and poor perimeter dralne a!.e rnajor causes offoundation problene. If backfill ls not corapacted, lt settles. Truck and loader tires are designed for low ground pressure. They are not goodfor conpactlng soll under and around a foundation. Use theproper conpaction egulpnent, and remernber that soil that is toodry or too wet does not compact wef J.. thGffilllc. P.O.Box 1351 Monument, CO 80132 Cary Builders, 1nc.. P.O. Box 4382Vail, Colo. 8I558 7-rB-91 Re: Open llole Observation Tom Thompson Duplex' East Palcel, Casa DeI Sol,Vail, CoLorado LV Dear Bob, It vtas observed on Wednesday, JuIy I7, 1991, Lhat all materials encountered during the excavation for the above described duplex, hold some variat, ion in composition from the materials encounbered during the drilling for Lhe Soils Report by Front Range Geotechnical, Inc. on June 28, 1991. The on site soiLs hold a considerably lower amount of, clay than was represenbed by the soil borinEs. The foundation for this structure may rest direcLly on undisturbed rnaterials rather than being placed on over excavated and replaced material. Due to the high amount of inlerbedded rock' the materials encountered r^rith the excavation are equal to or exceecl the bearing value described in the Soils Report. This bearing va).ue is 2000 pounds per square foot. 1y,Sincer 6ff flouchin GeologistI Ttlu 8u5 EfiRN Ltf?7/91 45.63 P.Azt ) o*'*ft,*u (/ho,rut, t>oUt)Zaos G..._.' a,.-r), Federal Emergency Manaserncnt Agency Waahington, D.C' 10{72 cEruum ualt 8EfinI IECETPT S.EqUESTED Tlrr floaoreblo l(eac Roae l{ayorr ?om of Yeit 73 South Froutr8a BoaiVritr Colorado tl6tt IU tmLY lEFBt ltt l02A Gomrnityt tonn of, Vrtll colorado rhp Pesrl Hurbsrt 0E0014 0003 C Effactive DrEr;-rhi;'n "tito"r JUL 1 5 lg9l Dear llayor Boret thfu lr in rmponrc to a lstter d!t6d llty llr l99lr fron l{r.
