As you are aware, the laboratory testing of the soil samples collected from the site has not been completed. When testing is complete, we will finalize our recommendations in a written report. Previous Studies: Chen & Associates (now known as Chen-Northern, Inc.) previously conducted a preliminary subsoil and geological investigation for this area of the Lions Ridge Subdivision under our Job No. 19,418, dated November 30, 1979. Chen & Associates also performed an evaluation of the rockfall potential on l-ots 6 and 7, nearby the site, under our Job No. 4 181 88, dated April 27, 1988. We performed a subsoil study for a proposed residence on [.ot 3, to the west of the site, under our Job No. 4 257 88, dated July 5, 1988. These studies and the findings of our field work on the lot were reviewed to develclp the recommendations contained in this letter. We also understand that a geologic hazard study for Blocks 1 and 2 of Filing 4 was performed by R. J. Irish. Rockfall Hazard: Chen & Associates' preliminary study for Filing 4 indicated that lrt 4 could be impacted by rockfall hazard. Schmueser and Associates mapped t ot 4 in a moderate rockfall hazard zone in their 1984 study for the Town of Vail. In our 1988 evaluation of nearby l-ots 6 and 7, the rockfall hazard was judged to be low. Subsoil Conditions: Two borings were drilled in the proposed building area to depths of 26 and 30 feet. Below up to 5 feet of organic topsoil, the subsoils encountered in the borings consisted of loose to medium dense silty sand with scattered gravel and cobbles for the full depth of the borings. No free water was encountered in the borings at the time of drilling. Based on our experience in the area, we expect that a spread footing foundation designed for a soil bearing pressure of 1000 to 2000 psf should be adequate for support of the proposed residence. The conceptual review is intended to give the applicanL a basic understanding of the compatibility of their proposal with the Townt s Design Guidelines. At this time, we are planning to take the proposal for a new single family home on lhe above-referenced lotto the Design Review Board on December4, 1991. Betore afinal decision on the proposal can be made, the Town will need to review a survey done by a licensed surveyor, a height analysis shown on the site plan, a completed utility verification lorm, a completed landscape and material form, and a completed zone check sheet. Once you have gathered this information, please submit three sets of it. I will need to circulate the proposal to the Public Works and Fire Departments for their review. We would like to provide at least two weeks for the other departments to review the proposal and get the comments back to me. The comments lrom these departments will need to be addressed prior to a final hearing. The December 4 hearing may or may not be the final, depending on the issues which are raised during the staff review. lf a linal cannol be given on December 4, the project will return to the Design Fleview Board on December 18, 1991.
