ADI"TINISTRATION AND MANAGEMENT. The administration and manageme ty sha1l be governed by the Certificate of Incorporation and By-Laws of Northridge Condominium Association, Inc., a Colorado non-profit corporation' hereinafter referred. to as the "Association. " A certified copy of the Certificate of Incorporation of such corporation shall be recorded simultaneously with this Declaration. An owner of a condominium unit. upon becoming an ovrner, shall- be a member of the Association and shall remain a nember for the period of his owner- ship. An exclusive Agent for the operation and management of this cond.ominium project may be appointed by the Association. 14. RESERVATION FOR ACCESS MAINTENANCE REPAIR AND EMERGENCIES. The owners shall have e trrevoc e right, to be_...--.---.r---.exerdised by the l,lanaging Agent or Board of Directors of the Association, to have access to each unit from time to time during reasonable hours as may be necessary for the inspection, mainten- ance, repair or replacement of any of the general cottunon elements therein necessary to prevent damage to the general or linited conmon elements, or to another unit or units. MAILING OF NOTICES. A11 notices, demands or othernotices inteffipon an owner shall be .sent byordinary or certified mai1, posiage prepaid, addressed in the name of such owner in care of the unit number and building addressof such o\dner. A11 notices, demands or other notices intended to be served upon the Managing Agent or the Board of Directors ofthe Association or the Association shall be sent by ordinary orqertified mail, postage prepaid, to Thomas M. Landauer, P. O. Box 5037, Vai1, Colorado 81657. 27. ARBITRATION REQUIRED FoR ANY CLAIM HEREUNDER. Except as otherwise ising outof or relating to this Declaration, or the breach thereof, sha1I besettled by arbitration in accordance with the Rules of the AmericanArbitration Association, and judgment upon the award rendered bythe Arbitrator(s) may be entered in any Court having jurisdiction thereof, except anexcept any remedies available to a mortgagee under Colorado Iaw. 28. PERIOD OF CONDOMINIUM OWNERSHIP. RESERVATION TO ENLARGE CONDOMINIUM PROJECT. (a) Declarant expressly reserves the right to enlargethis condorninium project by constructing additional condominiumbuildings and other improvements on separate adjoining real property, which condominium units may be submitted to this condominiumproject, and such submission shall be expressed in and by a duly recorded supplement to this Declaration and by a supplement to the Map filed for record. (b) In form and substance, the supplement to ttrisDeclaration sha1l provide for the d.ivision of such additional realproperty and improvements into condominium units substantiallysimilar to the form of the division rnade of the real property and improvements pursuant to this Declaration. Each unit shallbe identified by numberr and each building shall be identified bya symbol or designation dissimilar to any other building underthis Declaration and the l"lap. The undivided interest in and tothe general common elements appurtenant to each such unit shatlnot be a part of the general common elements of the condominiumunits described in and initially created by this Declaration andthe Map. Example: water and sewer lines should be separated by 10 feet. State criteria on water and sewet line crossing points must be adhered to.
