Existing Structures: the 1970's vintage duplex is located in the southern third of the lot with the entries into both units on southwest and southeast walls of the double octagon shaped building The entries to the existing units are 100 ft. more or less from the garage door locations and 20 and 24 vertical feet below the proposed garage floors. The most northern adjacent portions of the existing duplex structures to the proposed garage location are bedrooms affording no interior route through the structure to the main living spaces. The existing extremely steep topography and the awkward geometric nature of the existing structure, the distances both horizontal and vertical from garage to front door entries make a separation of the garages from the existing units a necessity.
