The purpose of our investigation was to investigate subsurface conditions at the site and provide geotechnical recommendations for the proposed improvements. Following are brief descriptions of site conditions, site history, the planned improvements, and subsurface conditions. A discussion of our opinions and our geotechnical recommendations are also included. Site Conditions Vantage PointCondominiums is located southwestof the intersection of the South Frontage Road and East Lionshead Gircle in Vail, Colorado. The building is a multi-story, concrete structure with a below-grade parking level that daylights to the south. The parking level slab is about 12 feet below the elevation of the pool area on the north side of the building. Existing concrete flatwork in the area is in poorcondition and has experienced significantcracking and differential movement. A below-grade, concrete pool is in the southeast site of the site. The pool has a maximum depth of about 9 feet and appears to have performed well. Two plastic spas are in the northwest part of the site. We understand some differential movement of the spas has occurred. A reinforced concrete retaining wall and severalboulderwallsareadjacenttolandscapedareasnorthofthepool area. Snow CTL/THOMPSON, INC. CONSULTING ENGINEERS 234CENTER DFTVE r GLENWOOO SPRINGS, COLORADO 81601 I (97O) 945-2809 cover prevented observation of slabs and ground surface on most of the site at the time of our field investigation. Site Historv We understand the Vantage Point Condominiums building was constructed in two phases. The east part of the building (Phase l) was constructed in 1972.The swimming pool with a surrounding concrete deck were constructed during Phase L Gravel parking areas were adjacentto the pool deck. The west part of the building (Phase ll) was completed in about 1974. Robert W. Thompson, Inc. performed two soilsandfoundationinvestigationsforthebuilding. Thefirstinvestigation(JobNo. 472, report dated March 20,19721was performed for the Phase I construction and thesecond investigation (Job No.897, reportdated December30, 1972)addressed the Phase ll construction. Fill as thick as 8 feet was found in borings drilled for the investigations. lt appears fill below the pool area (north part of the site) was likely placed during construction of Phases I and ll. We understand the concrete flatwork surrounding the swimming pool experienced cracking and differential movement subsequent to construction. Chen & Associates observed conditions at the site and wrote a letter to present their findings and recommendations (Job No. 4 296 86, dated August 18, 1986). ln the letter, Chen & Associates recommended that the concrete flatwork adjacent to the pool be removed and replaced. lt was stated that sub-excavation of trash fill below the concrete slabs would likely be necessary to enhance performance of new concrete flatwork. Other recommendations by Chen & Associates included improving surface drainage atthe site and constructing a drain adjacent to the footing of the north building foundation wall. The original concrete pool deck and the gravel parking area were removed in 1987. The swimming pool was left in place. The concrete flatwork, spas, retaining walls and landscaping (that were present at the time of this study) were subsequently constructed. Chen & Associates performed observation and testing for grading and drainage improvements to the site during May and June, 1987 (Job No. 4 207 87). Chen & Associates daily reports indicate that trash fill was removed during excavation operations to install the foundation wall drain adjacent to the building. Ghen & Associates daily reports also state that sub-excavation was performed to remove trash fill from below the reinforced, concrete retaining wall. The reports provided to us did not document trash fill removal or methods of subgrade preparation below the spas and concrete flatwork. FRITZLEN PIERCE ARCHITECTS POOL AREA RENOVATION VANTAGE POINT CONDOMINIUMS JOB NO. GS-3E39 Subsequentto construction of the 1987 improvements, the concrete flatwork has experienced differential movement and cracking. We were told that slab cracking and subsequentseasonal movementwas noticed during the 1990's. The rate and magnitude of slab movement was not documented. We understand seasonal heave occurs below some areas of flatwork and the spas due to freezing and ice build-up below these elements. Planned lmprovements The existing pool will be removed and replaced with a more shallow, concrete pool. Structural fill will be required to raise grades below the bottom of the new pool. New, concrete spas will replace the existing spas. Existing concrete patio areas will be replaced with concrete pavers. Some areas of pavers will be provided with snow melt systems. Concrete stairs and ramps will be replaced at several locations. Subsurface Conditions We drilled three exploratory borings (TH-l through TH-3) in the pool area to investigate subsurface conditions. The approximate locations of our exploratory borings are shown on Figure 1. Drilling operations were directed by our laboratory/field manager who logged the soils encountered in the borings and obtained samples. Samples of the soils were returned to our laboratorywhere field classificationswerecheckedandtypical sampleswereselectedfortesting. Graphic logs of the soils encountered in our exploratory borings are shown on Figure 2. Our exploratory borings encountered a 5-inch thick concrete slab underlain by 4 to 5 feet of dense fill, 2 to 8 feet of loose fill with trash, and native silt sand and siltygravel tothetotal exploreddepthof 20feet. Lensesofsandysiltwerepresent in the native soils. The upper 4 to 5 feet of fill is densely compacted with a comparativelysmall amountofdebris. Deeperfill isloosewithasignificantamount of trash. Observations during drilling and results of field penetration resistance tests indicated the upperfillwas dense, the fillwith trash was loose, the native sand was medium dense to dense and the native gravel was dense. Free ground water was not found in our borings at the time of drilling. Laboratory testing was performed on selected samples fo the subsoils. Gradation test results are shown on Figure 3 and laboratory testing is summarized on Table l. FRITZLEN PIERCE ARCHITECTS POOL AREA RENOVATION VANTAGE POINT CONDOMINIUMS JOB NO. GS-3839 Discussion The swimming pool and concrete "seat" wall have performed well. Chen & Associates daily reports indicate thattrash fillwas removed from belowthe seatwall alignmentandthewallfootingwasconstructedonthenativesoils. Thepool islikely supported by the native soils and densely compacted, fill. Our subsurface information indicates a significant thickness of fill is located below the patio areas. It appears the upper part of the trash fill at the site was removed at some point and replaced with the densely compacted fill. In our opinion, consolidation of the trash fill has caused most of the differentialsettlementandcrackingofthepool areaslabs. Settlementandcracking of the slabs results in less conveyance of surface water off the slabs and creates pathways for increased wetting of the soils below the slabs. The addition of moisture generally increases the rate and magnitude of settlement of soils that possess the potential for consolidation. Water infiltrating through the cracks also can cause significantice build-up belowthe slabs and subsequent heave during the winter. Recommendations The content and thickness of the trash fillvaries with location across the site. We do not know if slab settlement is still occurring. Potential for additional consolidation of the trash fill cannot be determined. The most positive method to enhance performance of the planned pool area improvements is complete removal of the trash fill and replacement with densely compacted, structural fill. This alternative should be used below the planned swimming pools and spas. We understand complete removal of the trash fill below the planned concrete pavers may be cost-prohibitive for the owner. In our opinion, removal and replacement of the upper 5 feet of fill would have limited effectiveness to reduce settlement potential because the majority of future consolidation would likely occur in thetrash fill deeper than 5 feet. We recommend existing trash fill below the planned improvements be removed to expose the native soils. Excavation depths of 10 to 12 leet could be required to expose the native soils in some areas. lf the owner elects to partially remove and replace existing trash fill below areas of concrete pavers, we recommend the process extend to a depth of at least 7 feet below subgrade elevation. In the case of partial removal, a geogrid should be placed on the bottom of the sub-excavated area, prior to fill placement. The geogrid could help bridge areas of underlying trash fill that experience future consolidation. FRITZLEN PIERCE ARCIIITECTS POOL AREA RENOVATION VANTAGE POINT CONDOMINIUMS JOB NO. G5-3839 4 The excavated fill soils can be reused as structural fill provided they are free of rocks larger than 4 inches, debris, organics, and deleterious materials. lmport soils should consist of clayey to silty sand or clayey to silty gravel. A sample of the import soils should be submitted to our office for approval, prior to hauling. Structural fill placed to attain construction grades, should be moisture treated to within 2 percent of optimum moisture content. The fill should be placed in loose lifts of maximum 10 inch thickness and compacted to at least 95 percent of standard Proctor (ASTM D 698) maximum dry density. Limitations Ourexploratory borings were located to obtain a reasonably accurate picture of subsurface conditions. Information from previous geotechnical investigations at the site was reviewed for this study. Variations in the subsurface conditions not indicated by our borings or previous studies will occur. This investigation was conducted in a manner consistent with that level of care and skill ordinarily exercised by geotechnical engineers currently practicing under similar conditions in the locality of this project.
