The review process for NEI'J BUILDINGS will normally involve two separate meetings of the Design Review Board, so plan on at least two meetings for their approval . 3. People who fail to appear before the Des'i gn Review Board at their scheduled meeting and who have not asked for a postponement will be required to be republ i shed. 4. Topographic map and site plan of site contain'ing the following (2 copies): 1. Licensed surveyor's stamp. 2. Contourintervals of not more than 2' unless the parcel consists of 6 acres or more, in which case, 5' contour intervals will be accepted. 3. Existing trees or groups of trees hav'ing trunks with diameters of 4" or more one foot above grade. 4. Rock outcroppings and other significant natural features (large boulders, intermittent streams, etc. ) . 5. Avalanche areas, 100 year flood plain and slopes 40% or more, if applicable. 6. Ties to existing benchmark, either USGS landmark or sewer invert. 7. Locations of the following: a. Proposed surface drainage on and off site showing size and type of culverts, swales, etc. b. Exact iocations of all utilities to include existing sources and proposed service Iines from sources to the structure. Utilities to include: cable TV sewer gasTelephone water electric c. Property ljnes show'ing distances and bearings and a basis of bearing d. Proposed driveways w'ith percent slope and spot elevations e. All easements 8. Existing and finished grades. 9. All existjng and proposed improvements 'including structures, iandscaped areas, service areas, storage areas, walks, driveways, off-street parking, loading areas, retaining walls (with spot elevations), and other site improvements. 10. Elevations of top of roof ridges (with exjsting grade shown underneath) to determine height of bui ld ing. B. A statement from each uti'l ity verifying location of service and availability. To be submitted with site p1an. C. Preliminary title report to accompany a1l submittals, to insure property ownership and all easements on property. D. Landscape Plan (1" = 20' or larger) - 2 copies 1. Show the 'l ocation of 4" diameter or.'l arger trees,:6166r'shrrubs,anO-riatiVe plants thaare on the site and the location and design of proposed landscape areab with the varieties and approximate sjzes of plant materials to be planted. I' 2. Complete landscape materjals list. 3. Designate trees to be saved and those to be lost. NOTE; As much of the above information as possible should occur on the site p1 an, so that the'inter-relation of the varjous components is clear. The landscape plan should be separate. The existing topographic and vegetational characteristics may be a separate map. The applicant must stake the site to show lot lines and bu'i lding corners. Trees that will be lost during constructjon must be tagged. The work should be completed before the DRB site visit. 'rt ' E. Architectural Plans (1/8" = 1' or larger) 2 copies , 1. Must include floor plans and all elevations as they will appear on completjon. Elevations must show both existing and finished grades. 2. Exterior surfacing materials and colors shal 1 be specified and submitted for review on the materials list ava'ilable from the Department of Connlunity Develop- ment. Color chips, siding samples etc., should be presented at the Design Review Board meeting. F. The Zoning Adminjstrator and/or DRB may requ'i re the submissjon of additional plans' drawings, specifjcations., samples and other material (including a model) if deemed necessary to determine whether a project will comply wjth des'ign guidelines. II. MINOR ALTERATIONS TO THE EXTERIOR OF BUILDINGS Photos or sketches that clearly indicate what is proposed and the location (site plan) of proposal may be submitted in lieu of the more formal requirements given above' as'long as they provide a1 l important specifications for the proposed'inc'l uding colors and materials to be used. The legend currentlyin use is acceptable, however you might consider incorporating stinaaia " sign D4 as shown in the MUTCD. Mr. Bragdon will be available-to assistyou with design of new signs for use neit year. If the signs currently inuse were purchased from the Department of Highway's sign shop, and approvedas black-on.orange signs by the Department, we witt pay for ine new iignsto rectify the error.
