By rnoving the glass out from under the seeond floor balcony, this gains the only solar collection area available to the unit since the majority of the glass is on the north; the east and west being blocked by adjoining uni_ts. This will coinciCe wlth a complete exterior overhaul and upgrade of the rnit including a planned adrlition of southern facing skylights over the entry area and the seconri floor living room for the same solar gains. fhe area of concern is four and one hal f feet deep by seven- teen feet wide (4'5n x I7') or a total of seventy-six anrl one half square feet (26 I/2 sq..ft.). By the inclusion of heat absorbing materials 1n this area, its existence can helr to offset the rrthrcrwawayr overhead. expense of ever-increasing utility costs during the majority oi the year when the unlt is unoceunierl. I believe that my red markings are self-explanatory and are close to dimensiona]l-y accurate. A few selected observations may be in order. The entrance and stair- case is one that we like very much and hope is executable. We have many ideas with regard to windows for it which are not illustrated, but that is a detail. They would be on the east wa11s. You will note a black line illustration at the northeast corner of all leve1s described as the alternate squared off wa11 p1an. If we can enclose the back decks, our preference is to enclose them squa.red off.At least the basement enclosure should and could be squared off becauseit is already recessed into an undercut of the earth. The aggregate square footage addition for each apartment is comfortablywithin the 250 foot allowance. If we were confined to 250 feet for the entlre building, then the area that we most willingly give up is the filling out of the under-decking of the basement bedrooms. I did not retain a copy of this set of reworked drawings, and I would appreciate your either bringing many of the sheets up-to-date on a new drawing or returning my drawing to me at your convenience. C1ear1y, one of the persuasive aspects of gaining approvel will be thetastefulness of how you reconmend we improve the exterior including theroofing. We look to you for the best ideas for that. You witl note that I suggest a Swiss Chalet styled window for the veryfront. That is meant to be an illustrative idea. The proposed remodel changes are shown on the enclosed package of drawings. Wefeel that the general eontext of this project warrants avariance consideration for the following reasons. First, in order to achieve the additional square footage asoffered under Ordinance No. 4, minor exterior alterationswould be necessary. Although Ordinance No. 4 suggests thatadditional square footage can onl_y be added to the interiorshell of a multi-famity unit, townhouse units 12A and 12Bhave no practicat interior space to enlarge upon. Secondly, the Galvin family has indicated to us that they are very much interested in completely upgrading their two Vail town-house units.
