The Town of Vail has adopted the 1998 International Mechanical Code (IMC) with the 1997 Uniform Mechanical Code (UMC) as an acceptable alternative. All new construction within the Town of Vail is considered to be of unusuatly tight construction, thus all combustion air is required to be drawn from outside the structure for mechanical equipment. Reference the 1997 UMC Sec. 7Ot.Z. Town of Vail Flreplace Ordinance In September of 1991, the Vail Town Council adopted an ordinance which restricts te construction and use of open hearth fireplaces within municipal boundaries. Since that time the ordinance has undergone numerous changes and revisions, striving for compromise, yet effectiveness in addressing the air quality issue. Therefore the following criteria has been adopted: . Construction of open hearth wood burning fireplaces is no longer permitted within Town of Vail municipal boundaries. . Dwellino Units - Each new dwelling unit may contain: One (1) EPA Phase II ceftified solid fuel burning device and no more than two (2) gas appliances (B vent) OR Two (2) . Restricted Dwellinq Units - Each new restricted dwelling unit may contain: One (1) gas log fireplace and not more than one (1) gas appliance fireplace. . Accommodation Units - Each new accommodation unit may contain: One (1) gas log fireplace or one (1) gas appliance fireplace. I If two or more separate dwelling units or accommodation units are combined to form one larger unit, the combined unit may retain one woodburning fireplace (if one already exists) and no more than 2 gas appliance fireplaces, or may conveft up to two existing fireplaces to gas. . If during the course of a remodel an existing woodburning fireplace is altered or moved, the unit must then comply with all provisions of the ordinance. That is, the fireplace must be convert6d to natural gas or replaced by an EPA Phase II certified unit. SCOPE OF STT'DY This report presents the results ofa subsr:rface Soil and Foundation Investigation for a proposed addition to be constructed on Iot I 1, vail Meadows, Fiting No. I , Town of vail, Eagle County, Colorado. The purpose ofthe subsurface soil and foundation investigation was to determine the epgrneering characteristics ofthe foundation soil and to provide recommendations for the formdation desigg grading, and drairage. STTE DESCRIPTION lot l1 is a 0.541-acres lot at 5148 lvlain Gore Drive, at the southeast corner of the intersection of Main Gore Drive and Grouse Lane, offBighorn Road, in the Vail Meadows subdMsion, Tovm of Vail, Eagle county, colorado. The lot has moderate topography. Vegetation consisted of grass, aspens and pines. Drainage is to the west and northwest. Lot I I is vacant. LKP Engineering, Inc. PROPOSED CONSTRUCTION we understand thaf the proposed addition wilr consist of two stories, wood frame construction, on a concrete foundation. We anticipate loads to be light, typicat ofresidential construction. Ifthe finalized plans differ significantly fiom the above understanding, they should notiff us to reevaluate the recommendations ofthis rcport FIELD INVESTIGATION The field investigation conducted on December r,2}o3,consisted of excavating, roggrng and saurpling two test pits. Excavation of the test pits was done with a John Deere 35ZTS, mini raclltoe. The test pits' locations are shorrrm on Drawing No. l. We show the soil profile of the test pits on the subsurface Exploration Logs, Figure No,s 1 and 2. soil samples for laboratory soil analysis and observation were taken at selected intervals. SUBSI'RFACE SOIL AND GROU}{DWATER COI{DITION The soil profiles encountered in the two test pits were fairly unifomr. Test pit No. I had one foot oftopsoil over 3 feet oflight brounq sandy gravel with cobbles and boulders. Test pit No. 2 also had one foot oftopsoil over 5 feet oflight brown, sandy gravel with cobbles and boulders. Refirsal was encountered at 4 feet in Test pit No. I and at 6 feet in Test pit No. 2. Ground water was not encountered in either test pit. We sampled the soil in the test pits at random intenrals. The soil samples were tested in our laboratory for grain-size distribution and natual moisnue cont€nt The test r€sults are shown on Figure No. 3. LKP Engineering, Inc. 4 FOUNDATION RECOMMENDATIONS The proposed addition shourd be.s'pportcd with conventionar tlpe spread footings, designed fora maxinilrm allowable soil bearing pressure of2500 psf. The footings should be placed on the undistrubed sandy gravel with cobbles and boulden. The depth to the suitable soil was 3 feet in boft rcst pits. We recommend minimum width of 16 inches for the continuous footings and 2 feet for the isolated footing pads. Continuous formdation unlls should be reinforced top and botom to span an unsupported length ofat least l0 feet. We recomnend a minimrrm sf 4g inches of backfill cover for frost protection of the footing subsoils' Thelinndation excavation should be obserued by the mdersigned engineer to verify that tlu soil conditions enconttered dwing construction oe os anticipated in this report. The foundation cxcavation should be fipe tom excavation spoils,,frosq organics and standing water' We recommend pmof-rolling of the foundation excavation. Soft spots detected during the proof-mlling should be removod by ovaexcavation. Any overrexcavation within the proposed founddion' should be backtrlld in 8 inches loose level lifu and compacted to 100% of the maximum dry density ancl within 2 percent of the optimum moistue conrent as determined ia a laboratory from a Standard Proctor test (ASTM D-69S). A strucfiral fill, placed under footings should be tested by thc engineer or her rcpresentatives on regular basis. SLA3 CONSTRUCTION The natural on'site soils, exclusive oftopsoil and organics, are suitable to zupport lightly loaded slahon-grade constnrction The subgrade for the slab-on-grade constnrction should be proofcompactedto detect and remove soft spots. They should backfill overexcavated soft spots and other underslab fill with the on-site soil free from topsoil and organics, or other suitable rnaterial, compacted to a minimum of 95 percent of the maximum standard proctor density (ASTM D{98). suitable material should be free from topsoil, organics and rock fragments greater than 3 inches. LKP Engineering, Inc. ) The concrete slab shoutd be constucted over a 4-inch layer ofclean gravel consisting of- 3/4 inch gravel with af least 50% retiained on the No. 4 sieve and less than 3 percent passing the No. 200 sieve. They should reinforce dte concrete slab-on-grade and score conftoljoints according to the American Concrete Institute requirements and per the recomme,ndations of the designer to reduce damage due to sbrinkage. The concrete slab should be separated from the formdation walls and columns with expansion joints to allow for independent movement without causing damage. T'NI'ERDRAINSYSTEM To reduce the risk of surfrcc water infiltating the 66,,rrdation sssoil, we recommend installation of a foundation perimeter drain (see Figure No. 4). The foudation perimeter drain should consist ofa 4-inch diametLer, perforated pipe, sloped to a suitable gravity outlet, or to a st'mF pump location, at all4 inch per foot for flexible or at a l/8 of an inch for rigid pipe. The drain pipe shoutd be covered with a miaimum of 6 inches of -3l4-inch free-draining granular material' Geotextile (Mirafi l40N or equivalent) should be used to cover the free-draining gravel LKP Engineering, Inc. to prevent siltation and clogging ofthe drain. The backfill above the drain should be granular material to within 2 feet of the ground surface to prevent a buildup of hydrostatic pressurc. SITE GRADING AND DRAINAGE Exterior bacldill should be compacted at or near the optimum moisture content to at least 95% of the maximum standard Proctor density under pavement, sidewalk and patio areas and to at least 90% ofttre maximum standard Proctor deusity rurder landscaped areas. They should use mechanical methods of cornpaction. Do not puddle the foundation excavation. The site sunounding the building stnrcture should slope away from the building in all directions. Based on our obsenration of the site at *re time of our soil and foundation investigation, drainage study and regrading of the site will be necessary to divert the nmofffiom the site. d minimum sf 12 inches inthe first 10 feet is recommsadsd in unpaved areas, and tbree inches in the first l0 feet in paved areas. Surface water nahually draining toward the proposed building site should be tliverted arouncl and away from it by means of drainage swales or other approved methods. The roof drains and downspouts should extend and discharge beyond the limits of the backfill. LAWNIRRIGATION It is not recommended to infioduce excess water to the foundation soils by installing sprinkler systems next to the building. The installation of ttre sprinkler heads should insure that the spray from the heads will not fall within l0 feet of foundationwalls, porches or patio slabs. L,awn irrigation must be contolled.
