Dear Mr. Sammons:
One of the many functions of Code Enforcement is to provide for the enforcement of the Town of
Vail Municipal Codes.
It has come to our attention that the above-described property may be in violation of the Town of
Vail Municipal Codes as follows:
Reported Violation(s): You are leasing parking spaces at the above-mentioned property.
Section 12-10-17 (LEASING OF PARKING SPACES) states, in part, that:
A. General: No owner,occupant or building manager, or their respective agent or
representative, shall lease,rent, convey or restrict the use of any parking space, spaces or area
to any person other than a tenant, occupant or user of the building for which the space, spaces
or area are required to be provided by the zoning ordinances or regulations of the town except
as may be specifically provided in this section.
B. Lease Qualifications; Application To Lease: A parking space, spaces or areas may be
leased by the owner, occupant or building manager thereof in accordance with the following:
1. Any owner, occupant or building manager who owns, occupies or manages ten
(10) or more private parking spaces located in commercial core 1, commercial core
2, commercial core 3, high density multiple-family, public accommodations,
lionshead mixed use 1, lionshead mixed use 2 or special development zone districts
and provides sufficient parking for use by employees may apply to the administrator
of the town for a permit to lease parking spaces.
We are asking that you cease all leasing of parking / storage areas to non-tenants on or before
June 30,2005. Failure to do so will result in a summons being issued.

Vail continues to be the desirable and pleasant resort community for which we all strive. Please
