I think the biggest issue you would face is the size of the homes which would be created if rolled portions of one lots GRFA onto two remaining lots. I don't know what the sizes are but the bulk and mass of two larger homes versuse three smaller homes may be an issue. Just my thoughts but maybe not. Of course it would also entail replatting. However attached is an attempt at a grading option,which seems to address the criteria 1 was asked to work with (no boulder walls north ofthenorthpropertyline, match the existing grades at the west property line, don't fillabovetopofexistingfoundationwall). My main concern about using this grading optionishowclosethedrainageistothebuilding. In an ideal situation the drainage should bearound10' away from the building. On this plan the drainage swale is approximately 4'away from the building and even as close as 2' at the northwest comer. If this drainageoptionisusedforconstructionIstronglyrecommendwaterproofingandusingdrainageboardagainstthebuilding. As well as a foundation drain to carry groundwater away fromthebuilding. I have noticed on Koechlein's boulder wall details that free draining gravelisplannedasbackfillbehindthesewalls. This would act as a building subdrain in thisareaifthesubgradeunderthisgravelisgradedtodrainawayfromthebuildingtothe perforated pipe. Due to small amount of time I was given to work on this plan (last night), I didn't havetimetoworkthroughalloftheissues. I do believe that there are a few places that need tobelookedatpriortofinalconstruction. First off it is not apparent which way the patio onthesouthwestsideofthebuildingdrains. I believe it wants to drain to the south, but thatsideissurroundedbyawall. This wall should have weep holes installed at the patioelevationtoallowdrainagetogetthroughoranalternatedrainagepathshouldbeprovided. On the attached plan area #1 may need to have the concrete patio redesigned to not interfere with the proposed drainage swale. Area # 2, the couple of steps on the west side of the patio will also have new elevations. This plan is only to be used for the layout purposes of the boulder walls and drainagepaterns. On the west side of the building. The actual walls, backfill, mechanicalstabilizing, and subdrains are being designed by Koechlein.
