I examined the file and found a memo from Joe Fowler to the fi1e, dated LO/L4/93, regarding this issue. Due to Lhe small size of additionaL GRFA being considered in relation to the amounL of GRFA still available, I determined that a fu11 GRFA check for the property was not necessary. However, I noted on the Design Review Action Form that any major GRFA addition would require a full GRFA analysis of existing conditions at rimberfalls. I pu1led the Timberfalls files and looked for GRFA usage after Lhe daLe of,Joe's memo-there were none. I had Leslie update the memo from ,Joe Fowler to reflect. the GRFA used up with the Hul1 Bay window reguest (copy aLtached) . We will use this memo to keep track of GRFA usage for requests such as the Hull's. The memo will be updated as each sma11 GRFA addition is approved and a buildingpermit is issued. VIII.CONCEPTUAL DE0N REVIEW A.SubrniLtal requirements: The owner or authorized agent of any p;oject reguiring design approval as prescribed by this chapter may submit plans for conceptual review B. Uy tne Design Review Board to the Department of Community Development. The conceptual review ls intended to give the applicant a basic understanding of the compatibiJ.ity of their proposal with the Town's Design Guidelines. This procedure is recommendedprimarily for applications more comPlex than single- family and two-family residences. However, developers of single-family and two-fanrly projects shall not' be excfuded from the opPortunity to requesL a conceptual design review.
