The framing for this building has b€en completod aocording to the plans and specifications issud by this offoe with a ferr ret/isions, which are as follows. The eas gable orcrtang d$e rmf was framed with lookout rafters and oosoetic 6 x 12 ridgp atrd shoulder b€ans in lieu of the sfrrturat beans and 2xl2 raften origina$ spocifid. The lookout rafters are l % x7 %LYL's @ 16" o.c. and the beader for the 8' opeoing h this cast wal was replaced with a triple l t/t x8 YzLW. I have rwiewed the lookout raften, the upper level headen in this east wall" and two headers in the east wall of the nnin ler/el rhnt werc atrected by this rwision, and found that this framing meets all code requirements. The oosGic 6xl2 sbodder beam was split into two spans on the north upper level wall. One span pwides the snrctural header wer the window opeoing shown on the plans, and the other portion is for the oosm€tic shoulder beam. The wall top pLate was inrcmrpred at both ends of the window header portion. A horizonal LSTA24 strap tie should be ad@ to both en& of this header, tying it to the adjaceNt 2x6 top plate. Furthennore, one LSTA24 srap tie should be installed verticalty at the interior end of the shoulder beam, tying it to tk stud below. SCOPE OF STUDY This report presents the results of a subsurface Soil and Foundation Investigation for a proposed addition to be consfucted on Lot l9B, Block 9, Vail lntermountain" at2854 Snowberry Drive, Town of Vail, Eagle County, Colorado. The purpose of the subsurface soil and foundation investigation was to deterrnine the engineering characteristics of the formdation soil and to provide recommendations for the foundation design, grading, and drainage. Geologic haztd studies are outside of our scope of services. SITEDESCRIPTION Lot 198 is a 0.15-acre lot at 2854 Snowberry Drive, in the Town of Vaii, Eagle County, Colorado. The lot is on the south side of the road, which is the uphill side. It has steep topogaphy. Vegetation on the lot consisted of pines, aspens, thistle and wild grass. Drainage is to the north and northwest. Lot 198 has an existing residence south ofthe proposed addition. LKP Engineering, Inc. PROPOSED CONSTRUCTION we understand that the proposed addition will consist of a garage, on a concrete foundation. we anticipate loads to be tight, typical of residential construction. If the finalized plans differ signifrcantly from the above understanding, they should notify us to re-evaluate the recommendations of tJds reoort. FIELD II{VESTIGATION The field investigation conducted on June 27,2005, consisted ofexcavating, loggiag and sampling one test pit. Excavation of the test pit was done with a John Deere 80, trackhoe. The test pit location is shown on Drawing No. 1. we show the soil profile of the test pit on the subsurface Exploration Log, Figure No. 1. soil samples for laboratory soil analysis and observation were taken at selected intervals. SUBSURT'ACE SOIL AND GROI]NDWATER CONDITION The soil profile encountered in the test pit was as follows: Test Pit No. I had five feet of topsoil, over four feet ofbrown, clayey, gravelly sand, over ene foot ofshale bedrock. Ground water was not encountered in the test pit. We sampled the soil in the test pit at random intervals. The soil samples were tested in our laboratory for natwal dry density, swelVconsolidation and natural moisture content. The test results are shown on Figure No. 2. LKP Engineering, Inc. FOLINDATION RECOMMENDATIONS The proposed residence should be supported with conventional type spread footings, designed for a maximum allowable soil bearing pressure of 2000 psf. The footings should be constructed on the undisturbed clayey, gravelly sand or shale bedrock. The depth to the suitable soil was encountered at 6 feet belowthe existing grade. Ground water was not encountered in the test pit at the time of our site visit. We recommend a minimum width of 16 inches for the continuous footings and 2 feet for the isolated footing pads. Continuous foundation walls should be reinforced top and bottom to span an unsupported length ofat least 10 feet. We recommend a minimum of 48 inches of baclfill cover for frost protection of the footing subsoils. The foundation excavation should be observed by the undersigned engineer to verifu that the soil conditions encountered during construction are as anticipated in this report. The foundation excavation should be free from excavation spoils, frost, organics and standing water. We recommend proof-rolling of the foundation excavation. Soft spots detected during the proof-rolling, should be removed by overexcavation. Any overexcavation within the proposed foundation, should be backfilled, in 8 inches loose level lifts and compacted to 100% of the maximum dry densrty and within 2 percent of the optimum moisture content as determined in a laboratory from a Standard Proctor test (ASTM D-698). A structural fill, placed under footings should be tested by the engineer or her representatives on regular basis. SLAB CONSTRUCTION The natural on-site soils, exclusive oftopsoil and organics, are suitable to support lightly loaded slab-on-grade construction. The subgrade forthe slab-on-grade construction should be proofcompacted to detect and remove soft spots. They should backfill overexcavated soft spots and other underslab fill with the on-site soil, free from topsoil and organics, or other suitable material, compacted to a minimum of 95 percent of the maximum standard Proctor density (ASTM D-698). Suitable material should be free from topsoil, organics and rock fragments LKP Engineering, lnc. 5 greater than 3 inches. The concrete slab should be constructed over a 4-inch layer ofclean gravel consisting of- 3/4 inch gravel with at least 50% retained on the No. 4 sieve and less than 3 percent passing the No. 200 sieve. They should reinforce the concrete slab-on-grade and score control joints according to the American Concrete Institute requirements and per the recommendations of the designer to reduce damage due to shrinkage. The concrete slab should be separated from the foundation walls and columns with expansion joints to allow for independent movement without causing damage. RETAINING WALLS Foundation walls retaining earth and retaining structures that are laterally supported should be designed to resist an equivalent fluid density of 60 pcf for an "at-rest" condition. Laterally unrestrained structures, retaining the on-site earth, should be designed to resist an equivalent fluid density of40 pcf for the "active" case. The above design recommendations assume drained backfill conditions and a horizontal backfill surface. Swcharge loading due to adjacent structures, weight oftemporary stored construction materials and equipment, inclined backfill and hydrostatic pressure due to undrained bacldll should be incorporated in the design. They should try to prcvent the buildup of hydrostafic pressure behind the retaining wall. T]NDERDRAIN SYSTEM To reduce the risk of surface water infiltrating the foundation subsoil, installation of a foundation perimeter drain (Figrue No. 3) is recommended. The foundation perimeter drain should consist of a 4-inch diameter perforated pipe sloped to a suitable gravity outlet. The drain should slope at l/4 inch per foot ifflexible or at l/8 ofan inch ifrigid pipe is used. The bottom of the tench adjacent to the footi:rg should be lined with a polyethylene moisture barrier glued to LKP Engineering, Inc. the foundation wall. The drain pipe should be placed over the moisture barrier and covered with a minimum of 6 inches of -3l4 inch free-draining granular material. Geotextile (Mirafi 140N or equivaient) should be used to cover the free-draining gravel to prevent siltation and clogging of the drain. The backfill above the drain should be granular material to within 2 feet of the ground surface to prevent a buildup ofhydrostatic pressure. The top one foot ofthe backfill material should consist of a relatively impervious frll. The backfill should be sloping away from the building. SITE GRADING AND DRAINAGE The following recommendations are general. Exterior backfill should be compacted at or near the optimum moisture content to at least 95o/o of the maximum standard Proctor density under pavement, sidewalk and patio areas and to at least 90% of the maximum standard Proctor density under landscaped areas. They should use mechanical methods of compaction. Do not puddle the foundation excavation. The site sunounding the building stucture should slope away from the building in all directions. A minimum of 12 inches in the first 10 feet is recommended in unpaved areas, and three inches in the fust 10 feet in paved areas. The top of the granular foundation bacldrll should be covered with a minimum of I foot of relatively impervious fill to reduce the potential of surface water infltating the foundation subsoils, Surface water naturally draining toward the proposed building site should be diverted around and away from it by means of drainage swales or other approved methods. The roof drains and downspouts should extend and discharge beyond the limits ofthe backfill. LKP Engineering, Inc. LAWI\IRRIGATION It is not recommended to introduce excess water to the foundation soils by installing sprinkler systems next to the building. The installation of the sprinkler heads should insure that the spray from the heads will not fall within l0 feet of foundation walls, porches or patio slabs. Lawn inisation must be controlled. LIMITATION This report has been prepared according to locally accepted Professional Geotechnical Engineering standards for similar methods of testing and soil conditions at this time. There is no other warranty either expressed or implied. We will NOT be disturbing or removing 160Sq.ft.of surface area.We will Not be removing or disturbing 260 linear feet of pipe either. The wall that will connect the 2 structures consists of 3 large windows,l will remain and the other will beremoved and lead to a hallway. To address the other concerns, I Willprovide a proposed split for lots A,B,and C.lt was done by Sam at Gore Range Survey. Depending on how the ownership of the garage on common parcel C is handled, there will be some different code requirements. Since you own the entire property, you also have the option of just dissolving the property lines and having one parcel. lt sounds like though, you want to retain the option to sell the duplex and garage sides separately. lf it is your desire to create two separate 'lots" or "parcels" for each side of the garage, then a party wall with fire resistive separation between the garages and storage spaces would be required. This could be similar to the party wall between lots in your existing duplex. You would want to consult with your architect and revise your design accordingly depending on how the lots would be configured. lf you do not create separate lots or parcels for the garage on the common parcel C, then there would be no property or lot line between the sides of the garage, and no code requirement for a party wall.
