Restricted Dwellino Units - Each new restricted dwelling unit may contain: One (1) gas log fircplae and not more than one (1) gas appliance fireplace. The project site is shown on Figure 1. The purpose of the study was to develop recommendatiorm for the foundation design. The study was conducted in accordance with our proposal for geotechnical engineering services to RogerTolleson dated November 10'ZOO4' A field exploration program consisting ofexploratory borings was conducted to obtain information on the subsurface conditions. Samples of the subsoils and bedrock obtained during the field exploration were tested in the laboratory to determine their classification' compressibility or swell and other engineering characteristics. The results of the field exploration and laboratory testing were analyzed to develop recommendations for foundation types, depths and allowable pressures for the proposed building foundation' This report sumrnarizes the data obtained during this study and presents our conclusions, design recommendations and other geotechnical engineering considerations based on the proposed construction and the subsurface conditions encountered' PROPOSED CONSTRUCTION The proposed duplex will be a two story structure with a walkout basement level. Ground floor will be slab-on-grade. The basement level will extend to below the garage area of both garages at the uphill side of the duplex. Grading for the structure will be relatively extensive with cut depths up to about 20 feet. we assume relatively light foundation loadings, typical of the proposed type of construction' Ifbuilding loadings, location or grading plans change significantly from those described above. we should be notified to re-evaluate the recommendations contained in this report' SITE CONDITIONS The property is occupied by a two story, wood frame, single family residence over a walkout basement level and a detached one story, wood frame gatage over a lower Job No. 104 857 ce&ecn -z- walkout level. The residence and garage will be removed for the new construction' Vegetation consists ofscattered evergreen trees and lawn area. There was about l8 inches ofsnow cover. The ground surface slopes steeply down fiom Forest Road and becomes moderately steep in the proposed building area. There is about 20 feet of elevation difference across the proposed duplex footprint' FTELD EXPLORATION The field exploration for the project was conducted on December I and 11 ,2004- Two exploratory borings were drilled at the locations shown on Figure I to evaluate the subsurface conditions. The borings were advanced with 4 inch diameter continuous flight augers powered by a track-mounted cME-45 and truck-mounted cME-458 drill rigs. Boring 2 was drilled with the track mounted drill rig due to the snow depth and steep terrain. The borings were logged by a representative of Hepworth-Pawlak Geotechnical, Inc. Samplesofthesubsoilsweretakenwithl%inchand2inchl.D.spoonsamplers.The samplers were driven into the subsoils and bedrock at various depths with blows frotn a 140 pound hammer falling 30 inches. This test is similar to the standard penetration test described by ASTM Method D-1586. The penetration resistance values are an indication of the relative density or consistency of the subsoils and hardness of the bedrock' Depths at which the samples were taken and the penetration resistance values are shown on the Logs of Exploratory Borings, Figure 2. The samples were returned to our laboratory for review by the project engineer and testing. SUBSURFACE CONDITIONS Graphic logs ofthe subsurface conditions encountered at the site are shown on Figure 2' The subsoils consist ofabout one foot oftopsoil overlying sandy gravel and clay at Boring 2. About 101/z feetof foundation wall backfill was found in Boring I above the natural soils. claystone bedrock was encountered below the subsoils at l8Y' feet in Job No. 104 857 c&Bte.r' -J- Boring I and 9lzfeet in Boring 2. Drilling in the upper sandy gravel and clay soils with auger equipment was difficult due to the cobbles. Laboratory testing perfonned on samples obtained from the borings included natural moisture content, density, percent finer than No. 200 sieve and Atterburg limits. Results of swell-consolidation testing performed on relatively undisturbed drive samples of the claystone, presented on Figure 4, indicate low compressibility under existing moisture conditions and light loading with a minor expansion potential when wetted. The laboratoV testing is summarized in Table 1' No free water was encountered in the borings at the time of drilling or in Boring 2 when checked l2 days later. The subsoils were slightly moist to moist. Boring I was located in the existing driveway and was backfilled upon completion of drilling. FOUNDATION BEARING CONDITIONS The natural sandy gravel and clay subsoils and claystonebedrock are suitable for support of a spread footing foundation. The expansion potential of the claystone bedrock is not expected to control the foundation design. The existing foundation wall backfill and any debris should be removed from below footing and slab areas ofthe proposed duplex' The excavation depths as planned should penetrate the upper fill and sandy gravel and clay soils. The expansion potential ofthe claystone should be evaluated at the time of construction. DESIGN RECOMMENDATIONS FOUNDATIONS Considering the subsurface conditions enc,ountered in the exploratory borings and the nature of the proposed construction, we reconunend the building be founded with spread footings bearing on the natural sandy gravel and clay soils or claystone bedrock. Job No. | 04 857 c&fteor A-..t- The design and construction criteria presented below should be observed for a spread footing foundation system. 1)Footings placed on the undisturbed natural soilsor bedrock should be designed for an allowable bearing pressure of 2,500 psf' Based on experience, we expect settlement of footings designed and constructed as discussed in this section will be about I inch or less and tikely differential between soil and bedrock bearing areas. The footings should have a minimum width of 16 inches for continuous walls and 2 feet for isolated Pads. Exterior footings and footings beneath unheated areas should be provided with adequate soil cover above theirbearing elevation for frost protection. Placement of foundations at least 48 inches below exterior grade is typically used in this area. Continuous foundation walls should be reinforced top and bottom to span local anomaiies. Foundation walls acting as retaining structures should also be designed to resist lateral earlh pressures as discussed in the "Foundation and Retaining Walls" section of this report' Allexistingfill,debris,topsoilandanyiooseordisturbedsoilsshouldbe removed and the footing bearing level extended down to the relatively dense natural soils or bedrock. The exposed soils in footing area should then be compacted. If water seepage is encountered, the footing areas should be dewatered before concrete placenlent' A representative ofthe geotechnical engineer should observe all footing excavations prior to concrete placement to evaluate bearing conditions. FOLINDATION AND RETAINING WALLS Foundation walls and retaining structures which are laterally supported and can be expected to undergo only a slight amount ofdeflection should be designed for a lateral earth pressure computed on the basis ofan equivalent fluid unit weight ofat least 55 pcf 2) 3) 4) 5) 6) Job No. 104 857 c&Btecn -)- for backfill consisting of the on-site soils. Foundation walls higher than I 5 feet should be designed for a unifonn lateral earth pressure of at least 21H in psf where H is the retained wall height in feet. Cantilevered retaining structules which are separate froffr the duplex and can be expected to deflect sufficiently to mobilize the full active eatth pressure condition should be designed for a lateral earth pressure computed on the basis ofan equivalent fluid unit weight ofat least 45 pcffor backfill consisting ofthe on-site soils' All foundation and retaining structures should be designed for appropriate hydrostatic and surcharge pressures such as adjacent footings, traffic, construction materials and equipment. The pressures recornmended above assume drained conditions behind the walls and a horizontal backfill surface. The buildup of water behind a wall or an upward sloping backfill surface will increase the lateral pressure imposed on a foundation wall or retaining structure. An underdrain should be provided to prevent hydrostatic pressure buildup behind walls. Backfill should be placed in uniform lifts and compacted to at least 90% of the tnaximum standard Proctor density at a moisture content slightly above optimum. Backfill in pavement and walkway areas should be compacted to at least 95% of the maximum standard Proctor density. Care should be taken not to overcompact the backfill or use large equipment near the wall, since this could cause excessive lateral pressure on the wall. Some settlement of deep foundation wall backfill should be expected, even if the material is placed correctly, and could result in distress to facilities constructed on the backfill. The settlement potential can be lirnited by use of granular filI with less than 1 5% passing the No. 200 sieve and compaction to at least 98% of the maximum standard Proctor density. The lateral resistance of foundation or retaining wall footings will be a combination of the sliding resistance ofthe footing on the foundation rnaterials and passive earth pressure against the side of the footing. Resistance to sliding at the bottoms of the footings can be calculatedbasedonacoefficientoffrictionof0.45. Passivepressureofcompacted backfill against the sides ofthe footings can be calculated using an equivalent fluid unit weight of 400 pcf. The coefficient of friction and passive pressure values recomtnended Job No. 104 857 c$tech -6- above assume ultimate soil strength. Suitable factors of safety should be included in the design to limit the strain which will occur at the ultirnate strength, particularly in the case ofpassive resistance. Fill placed against the sides ofthe footings to resist lateral loads should be a granular material compacted to at least 95% of the maximum standard Proctor density at a moisture content slightly above optimum' FLOOR SLABS The natural on-site soils, exclusive oftopsoil, are suitable to support lightly loaded slab on-grade construction. There could be some potential to settlement/heave of the subgrade soils and claystone. To reduce the effects of some differential mov€ment, floor slabs should be separated from all bearing walls and columns with expansion joints which allow unrestrained vertical movement. Floor slab control joints should be used to reduce damage due to shrinkage cracking. The requirements for joint spacing and slab reinforcement should be established by the designer based on experience and the inter-rded slab use. A minimum 4 inch layer of free-draining gravel should be placed beneath basement level slabs to facilitate drainage. This material should consist of rninus 2 inch a+gregilewith at least 50% retained on the No. 4 sieve and less than2o/o passing the No' 200 sieve. AII fill materials for support of floor slabs should be compacted to at least 95Vo of rnaximum standard proctor density at a moisture content near optimum. Required fill can consist of the on-site granular soils devoid of vegetation, topsoil and oversized rock' LINDERDRAIN SYSTEM Although free water was not encountered during our exploration' it has been our experience in mountainous areas that local perched groundwater can develop during times of heavy precipitation or seasonal runoff. Frozen ground during spring runoffcan create a perched condition. we recommend below-grade construction, such as retaining walls and basement areas, be protected frorn wetting and hydrostatic pressure buildup by an underdrain system. Job No. 104 857 c&Bt=.n -7 - The drains should consist of drainpipe placed in the bottom of the wall backfill surrounded above the ilvert level with free-draining granular rnaterial' The drain should be placed at each level ofexcavation ald at least I foot below lowest adjacent finish grade and sloped at a minimum lYo to asuitable gravity outlet. Freedraining granular material used in the underdrain system should contain less than 2% passing the No' 200 sieve, less than 50% passing the No. 4 sieve and have a tnaximum size of 2 inches' The drain gravel backfill should be at least 1% feet deep' SITE GRADING There will be a risk of construction-induced slope instability due to the relatively extensive proposed excavation depths and possible groundwater seepage. We assume the excavation will be adequately sloped back or shored to prevent cut slope failure' Fills should be limited to about 6 to 8 feet deep at the downhill side of the duplex. Embankment fills should be compacted to at least 95% of the maximum standard Proctor density near optimum moisture content. Prior to hll placernent, the subgrade should be carefully prepared by removing all vegetation, topsoil and debris, and compacting to at least950/oof the maximum standard Proctor density. The fill should be benched into the portions ofthe hillside exceeding 20oh grade. Permanent unretained cut and fiIl slopes should be graded at 2 horizontal to I verlical or flatter and protected against erosionby revegetation or other tlleans' The risk ofslope instability will be increased if seepage is encountered in cuts and flatter slopes may be necessary. If seepage is encountered in permanent cuts, an investigation should be conducted to determine if the seepage will adversely affect the cut stability' This office should review site grading plans for the project prior to construction' SURFACE DRAINAGE The following drainage precautions should be observed during construction and maintained at all times after the duplex has been completed: Job No. 104 857 c$tecn -8- 1) Inundation ofthe foundation excavations and underslab areas should be avoided during constructton. 2) Exterior backfill should be adjusted to near optirnum moisture and compacted to at least 95%o of the maximum standard Proctor density in pavement and slab areas and to at least 90o/o of the maximum standard Proctor density in landscape areas. 3) The ground surface sunounding the exterior ofthe building should be sloped to drain away from the foundation in all directions' We recommend a minimum slope of 12 inches in the first l0 feet in unpaved areas and a minimum slope of 3 inches in the first 10 feet in paved areas. Free-draining wall backfill should be capped with about 2 feet of the on- site soils to reduce surface water infiltration. 4) Roof downspouts and drains should discharge well beyond the lirnits of all backfrll. LIMITATIONS This study has been conducted in accordance with generally accepted geotecturical engineering principles and practices in this area at this time. We make no warranty either express or implied. The conclusions and recommendations submitted in this report are based upon the data obtained from the exploratory borings drilled at the locations indicated on Figure 1 , the proposed type of construction and our experience in the area. Our services do not include determining the presence, prevention or possibility of mold or other biological contaminants (MoBC) developing in the future. If the client is concerned about MOBC, then a professional in this special field of practice should be consulted. Our findings include interpolation and extrapolation ofthe subsurface conditions identified at the exploratory borings and variations in the subsurface conditions may not become evident until excavation is performed.
