We are hoping to replace ouf existing: sign with one of identical size, shape, location and uessage, The only changes will be in the typeface of the word "Antlers" as well as lthe construetion and lighting. We would like to go to @1 similar to the Town of Vril Transportation Center signs, as opposed to the front lightinE we use cunrently. The variance involvds additional square footage, as w ell as height. Our existing sign is 56 sQuare feet and located between 36 and 44 feet abovegrade. While these lrumbers may seem a bit frightening at first, please keepin mind that the frotrt of our building has roughly 91279 square feet of surface area facing fhe street and it is 60 feet tall. t{ith the dimensions of our buildinEr I'rn afraid a sign which strictly net the design codes would pe lost. As it is, people often check into our hotel unhappy with the fatct that they have had trouble finding the Antlers. To oursurprise, this is sodetimes true even after they've driven by us and wound upat the gondola loadihg doek. Soneone who turns bff the frontage road on Lionshead Circle heading toward the Antlers inust pa$s seven hotels; Vailglo, Landnark, L'Ostello, Enzian, Illontaneros, Lionsq{are North and the Radison, before they come to ourbuilding. As you ci&n see from the accompanying pictures, we are not askingto make our sign vipible from a point well up the street. We simply want it the same size and location that it is currently, but nicer. I 1srli2€r that sign dode variances can be an unpleasant exercise. As so often happens, we fre replacing the existing sign not to enlarge it, but onlyto improve it. It i$ not in disrepair and does not have to be replaced. Applicanr Antlers Condominium Association TO: FROM: DATE: SIJBJECT: DESCRIPTION OF THE REOUEST Thc Antlers Condominiums are requesting a sign variance for the total sign area and the height of signs allowed. The sections of the Municipal Code which relate to the variance request are listed below: Section 16.20.210 - Single Business Use B. ' Sizc, one square foot for each fivc front lineal feet of the building, with a maximum area of 20 squarc feet. Combined maximum for more than one sign shall not exceed fwenty square feet; C. Heigbt, no part of the sign shall extend above 25 feet from existing grade. The Antlers Condominiums, as a single business, is allowed up to 2 signs with a maximum combined sign area of 20 square feet. The allowable height is up to 25 feet above existing Sade. The development's existing signs consist of: --One 36 square foot legal non-conforming wall sign, 44 feet above grade, facing West Lionshcad Place on the north elevation. --One 4 square foot free-standing sign, located at the entrance to the parking area. The variance rcquest includes: -Changing the lettering style and lighting of the existing 36 square foot legal non-conforming sign. (36 square foot is proposed for the new sign, plus 4 sguare feet foi the free-standing sign, equals 40 squarc feet of total sign area). {, The proposed sign will be attached to the wall and will be lit with rcverse par- channeled light. The Antler's "deer graphic" is included as part of the sign area and is located abovc the worrd "Antlers". Both the graphic and the tcxt will be opaquc and red in color as is the existing sign. The roverse Pan- channeled lighting will shine behind the sign and will create a "hdo" effect for the sign similar to that seen on the Vail Transportation Building and Holiday Inn wall signs. -The sign will be placed in the same location as it is now, which is 44 feet above existing grade at its highest point. It should be noed that the Antler's existing wall sign is currently considered legal non-conforming. The Municipal Code statcs that "The right to continuc use or operation of any non-conforming sign shall terminate whenever the sign is altercd in any way." ($gc4gn 16-.32.030 -&rrnination). Therefore, a variancc is necessary in ordcr to make the proposed changes even though the size and height of the proposed sign on the north elevation remain the same as the existing sign. The applicant maintains that the proposed sign will be more aesthctically pleasing and will make the building more "visible" and easier for guests to find. SummarilS the applisant is requesting variances to place the sign on the north elevation 19 feet above what is allowed, and to have a total sign squarc footage that cxceeds the maximum of 20 square feet by 20 square feer (The combined area of the nvo signs is 40 square feet.) The purpose of this report is to comply with General Note No. 3 of the r{taining wall design prepared by Gerald J. Schlegal, P.E.3279, which yorp have provided to me. (Copy is attached as Figure No. 1.) l The excavation was complete at the time of my inspection. A typicalsoil profile of the exposed soils consists of topsoil to a depth of 2 feet, underlain by 3 to 6 feet of silty sand with scattered cobb'les, underlain b-y a vgry clean sand to the bottom of the excavation, approximate'ly 8 feet from the existing ground surface. There was no grloundwater present at the time of the inspection, however, we are informed thaf seasonal fluctuations in the groundwater level cause "springst' in this bapk. It is not possible to comply ful'ly with General Note l.lo. 3. There will be frust in the grouhd with the climatic conditions to which this wallis exposed. However, there are measures which can reduce the potential for severe heave.
