Gore Creek Drive. Vail. CO #0212{8 At the request of Leah Peterson of Montage Properties, I visited the site referenced above to obserue the south side exterior foundation wall. On the wening of Ncvember 26', the water main supplying the building had ruptured, and the Town of Vail Building official, Martin Haeberle, was concemed about the structural integrity of the wall due to the hydrostatic pressure. The walkway, wtrich is constructed with sand-set pavers, had been undermined by the water, and collapsed in some areas. From the basement, lwas able to observe that the main floor joists appeared to be 2x12's at 16" on center with plyvtlood sheathing. The concrete foundation wall appears to be retaining approximately 22 feet of earth. From inside the storage closets in the basement, I observed no signs of structural damage to the wall. There was one srnall crack in the Men's restroom wtrich appeared to be alloMng water through the concrete wall, which was bubbling the paint. This crack was of very srnall width, and appeared to be a typical shrinkage crack, not a sign of struclural failure. Horever, it does raise into question the integrity of the waterprcofing of the foundation wall; I also observed no waterproofing membrane where the upper floor joists meet the top cf foundation wall. This may cause deterioration of the floor joists and ledger. I retumed to the site on Saturday, Nwember 29'to obeerve the excavation. At the time cf my visit, litde had been excavated at the location of the rupture. I retumed to the site on Monday December 1" and saw that the water main had been repaired, and Quintana excavation was just beginning to fill the hole. We do not belisre that the rupture cf the water main caused any structural damage to the concrete wall- We recommend that the waterproofing of the wall, especially tre area wilere the upper floor joists are $pported by the wall, be improved or installed. We recanmend contacting a waterprcofing consultant, or other agenry to obtain recommendations in this regard. lf you have queSions about these recommendations, please do not hesitate to call.
