Meadow Drive, Suite 101 Vail, CO 81657 Dear Ms. Maline, Community Development Department 970.479.2138 970.479.2452 fax In response to your request for information about the Gross Residential Floor Area (GRFA) for 1109 Vail Valley Drive (Vail Village Filing 7, Block 6, Lot 7), I have determined the following: • The property is zoned Two Family Primary/Secondary Residential (PS) • The lot area appears to be 15,451 square feet • Based on a lot area of 15,451 square feet and Primary/Secondary zoning, the allowed maximum GRFA is 6,559 square feet • Based on records on file with the Town of Vail, the existing building is 6,558 square feet of GRFA. The remaining GRFA appears to be one (1) square foot. • The building also has a Type II Employee Housing Unit (EHU) of 401 square feet, which is not included in the GRFA listed above; the EHU is entitled to an additional 550 sq. ft. GRFA deduction, which is how the EHU was allowed above the GRFA limit for the single family home.
