During the subsequent summers of2004 and 2005,other maintenance requirements affecting the exterior and the roofofthe building took precedence for the limited funds available in the Sunlight Condominium Associat ion account. That condition coupled with a lack oftime from the condominium owners to complete the work has led to its deferral for the past two years. The scope and design ofthe work remains identical to the approved submiss ion in May 2004.I have attached an updated sketch ofthe proposed work that includes comments from the previous Design Review Board and staffreviews.These comments were to better illustrate the use ofstacked stone for each ofthe walls,create some undulation along the top elevation ofeach wall section,and locate the lowest wall a minimum ofseven feet (7')from the edge ofthe roadway.All comments are in the revised sketch.The attached photographs ofthe existing slope condition continue to depict the current conditions;no significant changes have occurred. A letter indicating the support ofthe Sunlight Condominium Association members and a check in the amount of$20.00 for the Minor Alteration fee is also included with this application. Garbe, as President ofthe Sunlight Condominium Association located at 2289 Chamonix Lane provide this letter as written support ofthe Association for the Application for Design Review and the attached documents.The members ofthe Association strongly desire to complete this proposed improvement to the front ofthe property and enhance the aesthetics of this area. Members ofthe Association have attempted for the past ten (10) years to establish native plant and wildflower growth along the front berm ofthe property.This effort has not been successful due to the continual erosion ofthe soil and plant roots down the slope. After some discussion, we have concluded that the best solution is to install several low stacked rock revetments along the face ofthe berm that will created several benches to retain the soil and allow long term establishment of perennial flowers and other ground cover. The proposed improvements include installing a twenty-six inch (26")high stacked rock wall at the bottom ofthe slope; two fourteen inch (14")high stacked rock walls intermittently up the slope and an eight inch (8")high stacked rock wall at the top crown . The walls will be constructed from existing rocks on the property. The roadside drainage channel would be cleaned and leveled to improve flow to the catch basin next to the driveway.The existing native plants and wildflowers will be replanted in the new level beds and similar additional perennial flowers will be added.The work is intended to be done by the property owners during this spring and summer seasons.
