1. The applicant shall revise all elevations to show the level of line work depicting the
architectural detail found on the south (front) elevation on the plans submitted for Building
Permit review and approval.
2. The applicant shall return to the Design Review Board no later than prior to the release of the
Building Permit with material samples depicting the final textures and colors of materials
selected for the exterior. Prior to installation of any stucco textures and colors on the full
exterior of the structure mock -ups of the materials for the three pods of the building shall be
constructed at the site for final review and approval by the Design Review Board for suitability
of the selected textures and colors for the facades.
3. The applicant shall revise the landscaping plan along the entirety of the South Frontage Road
and the parking structure Lions Ridge Loop frontage to include a minimum average spacing of
Colorado Spruce every 12 feet with an average size of 12 feet in height and aspens shall be
spaced on average every 12 feet with a minimum size of 3 inches in caliper. This plan shall be
reviewed and approved by the Design Review Board prior to submitting for Building Permits.

4. The applicant shall provide cut sheets or design detail of all landscaping lighting fixtures and
courtyard amenities to the Design Review Board for review and approval prior to submitting
for Building Permits.
5. The applicant shall revise the south (front) elevation for the central pod of the building to
include an additional balcony to balance the balcony shown on the fifth floor prior to
submitting for a Building Permit.
6. The applicant shall differentiate the balcony railing designs for each of the three pods of the
structure to be depict on elevation submitted for review and approval by the Design Review
Board prior to submittal of Building Permits.
7. The applicant shall provide window mullion details for the three pods of the structure for
review and approval by the Design Review Board prior to submitting for Building Permit.
8. The applicant shall add windows to the north elevation, adjacent to the garage deck, of the
central pod of the structure which shall be reviewed and approved by the Design Review
Board prior to submittal for Building Permits.
9. The applicant shall provide a detailed plan of the snow removal gates on the top deck of the
parking structure for review and approval by the Design Review Board prior to submitting for
Building Permits.
Rollie Kjesbo departed at 5:30 prior to the completion of the review and motion for approval. Prior to
departed he stated that he felt the project was acceptable with the conditions discussed throughout the
meeting.
