AN ORDINANCE REZONING THE KATSOS PROPERTY
FROM LOTrd DENSITY MULTIPLE FAMILY ZONE TO
GREENBELT AND NATURAL OPEN SPACE ZONE;
REZONING LOT 1, BLOCK 2, VAIL LIONSHEAD
FIRST FILING, FROM HIGH DENSITY MULTIPLE
FAMILY ZONE TO PARKING DISTRICT ZONE;
REZONING TRACTS A AND B, MORCUS SUBDIVISION,
A RESUBDIVISTON OF LOTS 5 APdD 6, BLOCK 1,
VAIL LIONSHEAD THIRD FILING, FROM HIGH
DENSITY MULTIPLE FAMILY ZONE TO PARKING
DISTRICT ZONE; AND REZONING A PORTION OF
LOT 1, BLOCK 1, VAIL LIONSHEAD THIRD FILING,
FROM COMMERCIAL CORE 2 ZONE TO PARKING
DISTRICT ZONE; AND AMENDING THE OFFICIAL
ZONING MAP IN RELATION THERETO
WHEREAS, an the Official Zoning Map of the Town of
Vail, Colorado, the Katsos Property is currently zoned as Low
Density Multiple Family;
WHEREAS, on the Official Zoning Map of the Town, Lot
1, Block 2, Vail Lionshead First Filing, is currently zoned as
High Density Multiple Family;
WHEREAS, on the Official Zoning Map of the Town,
Tracts A and B, Morcus Subdivision, a resubdivision of Lots 5
and 6, Block I, Vail Lionshead Third Filing, is currently zoned
as High Density Multiple Family;
WHEREAS, an the Official Zoning Map of the Town, a
portion of Lot 1, Black 1, Vail Lionshead Third Filing, is
currently zoned as Commercial Core 2;
WHEREAS, in accordance with Section 21.500 of the
Zoning Ordinance of the Town, an application for rezoning of
said property has been filed by the Town of Vail, requesting
that the Katsos Property be rezoned to Greenbelt and Natural
Open Space zone, and that Lot 1, Block 2, Vail Lionshead First
Filing, Tracts A and B, Morcus Subdivision, and a portion of
Lot 1, Block 1, Vail Lionshead Third Filing be rezoned to
Parking District zone; '
WHEREAS, the Planning Commission of the Town of Vail
has considered the same and recommended approval of said appli--
cation to the Tawn Council; and

WHEREAS, the Town Council considers that it is in the
public interest to rezone said property;
NOW, THEREFORE, BE ZT ORDAINED BY THE TOWN COUNCIL OF
THE TOWN OF VAIL, THAT:
(1) The Council specif icaily finds that the proce-
dunes for the amendment of the Official Zoning Map and rezoning
of properties within the Town of Vail as prescribed in Section
21.500 of the Zoning Ordinance of the Town of Vail, have been
fulfilled, and the Council hereby receives the report and
recommendation of the Planning Commission recommending the
approval of the application for rezoning of the above specified
property.
(2) Pursuant to Section 21.506 of the Zoning Ordinance,
the following described property is hereby rezoned from Low Density
Multiple Family to Greenbelt and Natural Open Space zone:
A parcel of land lying in the South half of
Section 3, and the South half of Section 2,
To~mship 5 South, Range $0 West of the 6th
Principal Meridian, County of Eagle, State
of Colorado, and lying South of Vail Village
Eleventh Filing and South of Interstate
Highway No. 70 Right-of -Way, more particularly
described as follows:
Beginning at the Southeast corner of said
Section 2; thence along the South line of
said Section 2, 589°52'42" W a distance of
2139.53 feet to the true point of beginning;
thence N 00°26'20" W a distance of 760.11
feet to a point on the South Right-of -Way of
Interstate Highway No. 70; thence along said
Right-of -Way on the fallowing six courses:
(1} N 54°07'58" W a distance of 36.40 feet;
(2) N 24°52'19" W a distance of 120.00 feet;
(3) N 63°29'22" W a distance of 575.80 feet;
(4) a distance of 276.50 feet along the arc
of a curve to the left, said curve having a
radius of 1760.00 feet, a central angle of
09°00'02" and a chord bearing N 74°02'58" W
a distance of 276.2 feet; (5) N 84°36'48"
W a distance of 575.80 feet; (6) N 87°33'05"
W a distance of 884.00 feet to a point on the
East boundary of said Vail Village Eleventh
Filing; thence along the East and South boundar-
ies of said Eleventh Filing on the following

62.67 feet; {2) S 33°30' 00" TrI a distance of
220.00 feet; (3) N 89°30'00" W a distance of
270.00 feet; {4) S 74°00'00" W a distance of
220.00 feet; (5) S 89°58'30" W a distance of
410.00 feet; {6} S 64°23'00" W a distance of
180.00 feet; C7} S 45°28'00" W a d istance of

corner of said Section 2; thence continuing along
the said South line of said Section 2, N 89°52'42"
E a distance of 509.48 feet to the true point of
beginning.
{3} Pursuant to Section 21.506 of the Zoning Ordinance,
the following described properties are hereby rezoned from High
Density Multiple Family to Parking District zone:
Lot 1, Block 2, Vail Lionshead First Filing
and
Tracts A and B, Morcus Subdivision, a resub-
division of Lots 5 and 6, Block 1, Vail
Lionshead Third Filing.
{4) Pursuant to Section 21.506 of the Zoning Ordinance,
the following described property is hereby rezoned from Commercial
Care 2 to Parking District zone:
A portion of Lot 1, Block 1, Vail Lionshead
Third Filing.
{5} As provided in Section 1.203 of the Zoning
Ordinance of the Town of Vail, the Zoning Administrator is
hereby directed promptly to modify and amend the Official
Zoning Map to indicate the rezoning specified in paragraphs
(2) , (3} and (4) above.
INTRODUCED, READ ON FIRST READING, APPROVED, AND
ORDERED PUBLISHED ONCE IN FULL this 19th day of July, 1977,
and a public hearing on this ordinance shall be held at the

Colorado, on the 2nd day of August, 1977, at 7:30 P.M., in
the Municipal Building of the Town.
