Dear Mr. Castillo:
I $'ould like to apotogize for taking so long in responding 1o )'our letter. We hare been extremely busy
lvith construction requests.
In 1.our letter you stated that )'ou $outd like to continue with the conrersion of ]'our garage in unit 6A at
the Mitlrace Condonriniums in Vail CO. Unfortunately this is not possible at this time, for a number of
rsrsons. Some of the reasons are as follo$s.
l. The Town of Vait requires that in condominium Buildings, the condominium association must
approre the plans for any changes to the Building. This sas denied according to Rolianne Slatter,
agent for the Millrace Condo Association.
2. The Tonlr of Vail Planning Department has not relie$'ed the plans to see if the parking requirements
for Milkace $,ould allorv the remot'al of parking spaces. In addition, an amendment to the approred
plan for the Special Deselopment Dislrict lrould need to be approved by the Planning and
Enrironmental Commission and Tonn Council.
3. The remodel and change ofuse that has occurred rvas performed rvithout proper plan check and
permits. You are in direct riolation of Totrn of Vail larvs. These may be subject to fines and other
penalties according to larv.
For these reasons the Totm of Vail cannot grant permission to conlinue sith the construction of 1'our unit
6lo' at the Millrace Condominiums.
In addition, I'ou are being instructed to hire a licensed contractor in the Tou'n of Vail to obtain a permit
to remore the portion ofsork that has already been cornpleted . It must be restored to its original
conditioq no later rhen July 301h, 1993 or I $ill hare no choice but to take firrtier legal aclions.
