LEGAL DESCRIPTION
That part of the NW 1J4, NE 1/4, Section 12, Township 5 South, Range $1 West
of the Sixth Principal Meridian, Eagle County, Colorado, described as a whole
as follows:
Beginning at the northwest corner of Casalar Vail, accarding to the map thereof,
whence a brass cap monument marking the N 1/4 Corner of said Section 12 bears
S$$°17'49" W 1075.76 feet, said point also being on the existing Towre of Vail
baundary; thence along said Tawn of Vail boundary and along the westerly line of
said Casolar Vail S 00°Q3'25" W 495.18 feet to the northerly right-of-way of
Lion's Ridge Loop; thence departing said Town of Vail boundary and said westerly
line of Casolar VaiZ along said norther2y right-of-way 220.00 feet along the arc
of a curve to the right, having a radius of 1711.95 feet, a central angle of
�7°56'S0" and a chord that bears S 45°16'10" W 219.85 feet to the southeasterly
corner af Briar Patch Condominiums, according to the map thereof; thence depart-
ing said right-of-way four courses along the easter2y line of said Briar Patch
Condominiums: 1) N 14°39'27" W 22d.52 feet, 2) 154.63 feet along the arc of a
curve to the right having a radius of 50.00 feet, a central angle of 177°11'35",
and a chord that bears N I6°aaT2�" W 99.97 feet, 3} N 83°32'09" Id 151.17 feet,
and 4} N 25°25'00" E 349.18 feet ta the northerly line NE 1/4 NW 1/4 of said
Section 12; thence departing said easterly line af Briar Patch Corcdominiums
along said northerly line N 88°17'49" E 247.00 feet to the point of beginning.
